Getting Cash Buyers List from your realtor

Just last week or the week before, on one of the threads someone posted a very slick way to get the cash buyers list from their realtor. Since often realtors don't know how to find it themselves and will say "No" instead of admitting they don't know.

On this thread they said they would say to the realtor, "You know how when you are looking for _____, you do ______? The realtor would say "Yes".

And then "And then when you are looking for ______, you do ______?"

"Well then will you click on ______ and pull up the properties that have sold for cash in _______time period?"

I thought I bookmarked this because it was genius, but I can't find it anywhere. And I don't know what to put in the blanks.

If you are the author of this method or know where to find it will you please share it again?

I remember seeing that post too!

Let me see how well I remember.

"You know how when you're looking for properties, you can input certain search criteria in the databases to find certain homes?" Realtor: "Yes". "And then when you're looking for homes that are selling for cash only and have been on the market 90 days, you can input that criteria in the search tab to find those homes?" Realtor: "Yes" Well then can you reverse that, and look for the homes that have been sold cash only in the last 90 days?".

Sadly, I don't think I ever bookmarked that topic either.

Here is another tip that I got from Larry "The Flip Kid":

Basically you are going to tell your agent that you would like to be put on as her agent assistant so you can gain MLS access yourself. This way you won’t have to bother her every time you need to pull comps or look up other listings. Having MLS access will also allow you to expand your marketing to bring in more leads, and any lead who is asking retail you can send right over to her so she can try and get the listing. This way you are not just taking advantage, you are actually acting as a lead assistant which can be very profitable for her. She doesn’t have to pay you or anything like that, and you can tell her you will pay all the fees that are due with the membership.

The tricky part is this. If she is not the broker at her office, she now has to have her broker sign off on the paper. Most broker’s will not care at all if she explains it to them the same way you explained it to her. The agent would tell their broker that I have an assistant who is helping me keep my listings more organized and they will also be marketing to expired listings and other aspects of the MLS to help me find more listings so I can concentrate on dealing with the sellers.

If the agent says that to the broker, he/she will say, “where do I sign?”.

Make this your primary goal to get access to the MLS by next week while I work on getting the rest of my training stuff together. HAVING MLS ACCESS IS CRUCIAL to your success.

It's great having all this together on one thread that I have actually named WHAT it is. Then in my bookmarks it is obvious when I am looking for it. After being on here for almost two yrs I have a LOT of threads in my bookmarks and some of them have obscure titles so it is not always easy to find what I know is there SOMEWHERE!

obstacle

I know the only obstacle is me. And I'm scared. I did some buy and sell owner-financing from 1976 till 1997. I did well all except for the last year. I didn't know some of the stuff to put in the contracts and got stung big time. then I made a mistake with an apartment building. I want to try again. I live in Maine, I have ABSOLUTELY no money. I do have some knowledge, but I am scared stiff. Does anyone know anyone near here who would like to work with me?
