Help please - How to find comps and days on the market without a realtor

I have had a very difficult time finding a realtor who is willing to work with me as an investor (with no money). In my area the market did not suffer the way it did in much of the country and realtors have the same old mindset that they only want to spend time on buyers who are prequalified for a loan and can show proof of funds for down payment and earnest money. I have therefore been pursuing FSBO and probate properties so that no agent is involved but I don't have a reliable source for finding comps, days on market, etc. for the areas I'm interested in. Zillow and total view just aren't reliable sources in my area. Any advise or suggestions would be greatly appreciated.

I feel your pain. I have been running into that myself and am only looking at FSBOs right now. Have you read 30 Days to Real Estate Cash? You should because Dean tells you how to do this. I just haven't called any more attorneys yet, but I intend to do so and I'm sure I'll find that perfect agent. You will too!! Just read the book and take it one step at a time and you'll do fine!

Thanks for your response. No, I haven't read that book - so guess I need to get it ordered. I read "Your Town, Your Real Estate Profits", "Be a Real Estate Millionaire" and "Profit from Real Estate Right Now" in 2010 when I first saw Dean on an infomercial and knew I had to give this a shot but I thought I wouldn't need the new book since I had the others and this site for support. This market is tough since property didn't decline in value like most of the country did. It's down some but not by the huge percentages I see elsewhere.

I have read a lot of your posts on this site and think we may have a lot in common. Here's wishing you all the success in the world and thanks for taking the time to respond to my question. God Bless

take one step at time. have you tried the "real estate analysis system"? its available for us here on DG.com You can try Wholesale/lease option's strategies. Maybe that will work for you. Just take it little by little and learn you will succeed!(:

I'm having the same problem. ("Data For This Property Not Available")

Mississippi is a non disclosure state. so I feel pretty sure thats why there is no data. I plan to wholesale but I still have to know what comps are for the the subject property. I shall persevere.

so how are others getting them if not from a realtor ???

You may want to consider joining a local REIA club or calling the local title agencies for advice on getting recent solds. They may also be able to steer you in the right direction to an agent who does work with investors. As it was explained to me, the agent doesn't need to know you have money, they need to know that you will close deals because that's how they get paid. How you close them is not really their concern as long as it's legal.

You also want to get Dean's latest book because it will surely help you.
