I apologize if I reposted this but my computer is acting funny and I do not see it listed. Anyway, I am somewhat ne to RE investing and would like some advice. I currently have an LLC and a commercial building that I lease, so I am not totally inexperienced. I am a little nervous about buying a house without having a list of potential buyers first. So this is a question to those of you who have been successful at flipping homes fast. Did you first acquire a list of potential buyers or did you just dive in head first and buy a house to sell? Any advice you can give me would be greatly appreciated.

I would suggest building a buyers list first but but hey if you you find a GREAT deal then it is possible to find a buyer if the deal is sweet enough. Just remember to put in your exit strategy contingencies to protect you!! Keep reading on here to learn more n more. There is an ABUNDANCE of info and some amazing people here to help you.

Build your buyers list 1st. I compare looking for properties without a buyers list to spinning your wheels in mud. You may think you have found a great deal, on a great property. Now what do you do with it? Who do you contact to see if they want to buy the property? Is it something they want to invest in; ere go spinning your wheels in mud. By putting together your buyers list 1st you will know what, where and who is looking for properties. It makes the close quicker, and your time more productive.

Thank you both. That was what my gut was telling me. I took the time to acquire a 800 number today to setup for buyers. Tomorrow I am going to get some business cards made and contact some mortgage brokers to find out what some minimum requirements might be. Then I guess it's off to doing some marketing and getting the ball rolling on finding some buyers. Thanks again. Any other suggestions you have would be greatly appreciated.
