Hello I live in Phx and I have a question about bandit signs. I just finished mine and I'm wondering do you put them all in one area, or should I spread them all over the valley? There are several areas right now that are hot. Scottsdale, Maricopa, Gilbert, just to name a few. Should I only focus on 1 city or should I sprinkle them in a handful of cities?

I'd suggest putting them out in your 'farm area'. Basically where ever is an ideal area for Investors like you.
Personally I am putting out 20 signs a weekend (Friday evening), in an area that my main Buyer / Rehabber has already had good luck in and he likes to buy properties in that area. So since he has given me a shopping list (of sorts), I am certainly going to try to fill that list for him (he needs to buy 2 houses a week EVERY week). It isn't an area I would generally venture into, but I have known that he was buying in that area for some time but he just doesn't have the time to find the deals anymore....and now wants someone to bring the deals to him!!

Hey I live in a small city in CT and I put out 25 badit signs every weekend. It gets me at least 3 calls a day maybe more. You can go put them in the surrounding towns if you like, it would genarate more calls. What works good for me is to put the signs near a mall if you have them. Most people who work go shopping on the weekends. Walmart and grocery store are another good location. Hope everything goes well

Bandit signs are attraction marketing tools used to expose your message. They are set out on grass medians near major intersections for the general public to view at large. They are used to generate/capture calls for whatever your 'selling'...(similar to Realty For Sale signs)--except for our purposes they are personalized & hand-written, depending upon who you're targeting. A mini billboard of sorts, w/your straight forward message.
Examples from Dean's book:
Sellers > "I Buy Houses. Any Condition. Any Area." "Facing Foreclosure? Behind on Payments? We Can Help!"
Buyers (Investors) > "Handyman $pecial! 3/2/2 Fixer Upper!" "Help! Desperate Owner 3/2/2 Must $ell Quickly!"
Tenant Buyers > "Buy A Home! Why Rent?" "3/2/1 Great Location! Owner FInancing"
You can get them (yellow ones) individually at Lowe's Home Improvement or Walmart for $6/each. Or they can be bought online in bulk 10-50-100 or more at places like:
Signwarehouse.com, SignsOnTheCheap.com, BuildASign.com, SpeedySigns, DirtCheapSigns, Promotesigns.com, DiscountPropertySupplies.com, BuyerPricer.com, etc. --Run a Google or Yahoo search for more.
Don't forget a big fat chubby black marker, too!
The bandit sign guerilla marketing strategy, ideally, is to saturate your market (target area) w/50-100 signs at a pop. However, 5-10 is a good number in a given area, I think. Place them near intersections w/traffic lights, so people will be stopped to read/catch your number. On/off ramps to highways and longer stretches of 35-40MPH roadways are ideal.
For weekend traffic, Friday late afternoons is best. Intersections near Home Depot, Lowe's, Walmart, Grocery stores, Health Clubs, Matinee Movie Theaters, Restaurants, Churches, Schools, Parks or Sports Fields are best. You know, where homeowners frequent on the weekends. Remember to switch placement occasionally for new eyes to see. Think a little different. (Be careful when placing them out there)!!!
FYI: Keep in mind, many of those signs will be confiscated by city officials eventually (so hopefully people got your number beforehand)! Because within most city limits, signs other than official road signs are unlawful. Check your City's web. After all, they are called "bandit signs." LOL
I really like the idea (suggested above) about placing them on the outskirts on the city limits. Aha! They won't be confiscated! Great idea! They may even make it thru the whole weekend! ~Hope this helps!
