I spent all day Wednesday, Thursday and most of Friday checking and updating my buyers list. About 30 hours of evaluating my list. I removed over 500 buyers that had no information other than a first name and an email address. If they didn't list where they were investing or what they were doing in R.E. I removed them. Some were over 3 years old.
I trimmed that down to about 2000 buyers. If you want to be on my list, supply your information, be a professional.
Friday when I finished I took a break and did my weekly bandit sign campaign. Then I made over 20 offers on Friday night for my students and myself. I supply the POF and earnest money!

Then today (Saturday) I canceled one of my software/website subscriptions. The more business I do the less I use these sites. When I got started they were essential to get my business off the ground. Not so useful anymore! The ones I have now are the best in the business (see below) and those I will keep.
Right now I have 5 unlisted, motivated sellers to call that responded to my bandit sign, craigs list and door hanger campaigns. I smell a couple of contract assignments!
Check out our Video under success stories. We had 20 no money down deals featured but they edited it down to 6. Time frame I guess. We have been doing multiple deals for over 3 years now. We have been full time from day one!

I have to say you are one very successful business man. I am blown away. Maybe it really is a man's world although I really don't want to believe that. You can do this! Women do better than men in REI world I think. Look at all the female RE agents. A lot more women than men. I know of several very successful lady rehabbers that run the whole project. Keep at it, it is not as easy as some will have you believe but you can do it. Look at all you have learned over the past couple of years!

The more you actually DO in this business the more REAL people you meet. Buyers are essential to this business BUT if you can't provide the deals you only have 1/2 the equation. Unfortunately it is the easy half!

BUSINESS 101. Know what your product will be, what the demand is(know the market in ADVANCE) how to find it/supply it and what your cost of doing business will be and how you will make money providing it.
This is your business plan.
GET YOUR INVENTORY AND/OR PRODUCT YOU WILL SELL and then market for clients. Start your REAL business. NOT THE OTHER WAY AROUND. REI is no different that any other business.
Imagine starting a car dealership with no cars to sell.
A restaurant with no food.
A mortgage brokerage with no product to sell.
A nail salon with no nail technicians or nails.
A gas station with no fuel available.
A pet store with no pets.
What are you going to do? Have your customers come in and tell you what cars, food, mortgages, nails, fuel or pets they want and then go out and stock up on those items? How long would you stay in business and how many of those customers would come back to your store?
ALWAYS build your buyers list, don't get me wrong. I just think you have to know what you are doing first in order to get REAL buyers.

A chunk of my buyers list isn't much more than a name and e-mail/phone number. A lot of times when I try to ask for more information over e-mail they usually don't respond back or are very vague in what they tell me about what they are looking for. Is this what you originally ran into when you were getting started? Any guidance or advice would be appreciated.

I never really knew what a buyer was capable of doing until I had properties to offer them. I had pre qualified buyers that had POF and said they wanted all the properties I could supply but balked when I provided my contract with a non refundable earnest money . THEN I had a TRULY unqualified buyer! A lot of talk and no action. Most buyers you get on your list will be non performers despite what they tell you. The only way to KNOW is to try and do business with them.
I just added everyone I could to my list and then qualified them with a property that I knew was a good deal.
