OfflineMy wife and I attended a semi annual REI meeting this Saturday. It was put on by a very well known local hard money lender. It is called The Investor Summit. The event went from 8:00 AM to 5:00 PM. They had some great little classes where no one tried to SELL there educational products! All content. 400 people attended!
Many vendors were there too.
I was in the wholesaling class just listening when the speaker singled me out and had me speaking on what I require of my buyers. He knows me from multiple deals of mine he had been involved with. When the meeting was over I was swamped by a huge crowd! I gave out 125 business cards, until I ran out! I added 36 buyers to my list!
I also ran into 2 DGers that knew me from our video right here on DG.com. I will give them special treatment IF they want to do a deal or two!
It has taken three years of taking action to become one of the people at these meetings that every one that does deals knows!! One of those people that all the newbies asks questions of.
Another class we went to was on web design and internet presence. Even the instructor said that personal interaction with others is far more productive than any website. As far as Real Estate Investing is concerned. It's a people business first and foremost. She also said that data indicates that when home owner buyers search properties on the internet they are mostly tire kicking. Retail home owner buyers are not serious until they hire an agent and use the MLS to find their house. INTERESTING for those who retail houses. USE an agent and the MLS!

As it has been said over and over, NETWORK, go to REI meeting, call I Buy and For Rent, FSBO, Owner finance, etc...
It ALL works IF you use it.

Yes, networking pays OFF!
Because of our networking efforts we have more REAL, CASH buyers then we can provide inventory for! My buyers get mad when they don't get first choice. I have to rotate my buyers into the first call position!
Any DG member that can provide a property that we close on I will split the net profit 50/50. We will use my POF and earnest money! Denver area only. AndyS, where are you?
My building buyers techniques work great anywhere. I was in Atlanta this summer and put together 12 REAL buyers in about 24 hours!! Together these guys are worth $25,000,000. Never even TALKED to a real estate agent while we were there.
