Using the MLS with an Agent

It is a great opportunity to be one of Dean's coaches. Each day I get to talk to students all over the U.S., Canada and other parts of the world. I often get a good feeling how the different markets are doing based upon my talks with clients.

Often, I have a chance to talk to a client whio is also a real estate agent. I always have that student pull up the number of properties that are on the MLS that have been listed for 180 days or longer. I also have them look for properties that have been reduced in price and that need repairs. These clients are always amazed at how many properties meet these requirements. Just today I had a student tell me that there was more than 700 of these properties in his city. He thought that it was impossible based on his experience as an agent. He learned, just like may of you know, that there are hundreds of properties to look at if only you know where to go.

Will all of these properties meet our needs or wind up under contract? No. But it does give up a big place to look and find something that will work.
