Is It possible?

Hi Dg family. I have learned and took some action, but no deal yet. After lifes obsticles, Ive tried to refresh myself with wholesaling and other methods to make quick cash. I may have analysis poralysis. I get anxious everyday and my retail job just gets in the way. I thought maybe if this is possible. Does anyone know or is an active, proven real estate investor in the Austin Tx area? I had this crazy idea if I can find an active investor that has several deals under his belt, I thought maybe on one of my days off from my retail job, if this was ok, to tag along with the investor to see what really goes on. And so that I may ask questions that I have for him or her. I can write notes along the way. I thought maybe this is a good idea if there is a kind investor that wouldnt mind haveing a beginer tag along for a day or two.

This is what the active investor does.
He puts offers on every property he can find that makes sense as an investment property. He markets to unlisted motivated sellers, every type he can think of.
He makes offers through his agent on MLS listed REO, estate sales and short sales. Every day!
He constantly builds his buyers list and team lists. A contractor here, a new agent there, a lender here, a new investor friendly title company there and so on. DAILY

He or she already knows how to EVALUATE PROPERTIES. This is a skill you will not learn in one day, three days or even 6 months! You have to learn how to evaluate comps. Not just what a realtor or some websites provide. But use actual comps to determine the value of the subject property where it sits. One block can vary thousands of dollars! Then you must know actual rehab/remodel costs. Then and only then can you make an offer.

There is no magic button! Nothing but hard work makes this business profitable. YOU can do it!!

Why not advertise locally and

let investors know that you would like to learn, and you could offer in exchange to do some of the nitty gritty work. Making calls, putting up signs, and the list goes on and on. Good Luck!

Brake it down

When wholesaling property you can brake it down into 3 steps.

1) Build a buyers list and know what they are buying. (Don't go to step 2 until you have a good list of cash buyers)

2) Find properties that match what you investors want and are motivated to sell.

3) Make a lot of offers. (25 offers to get 1 accepted.)

There are threads all of this site that teach you about each step.

Sounds simple, but commit to do it everyday.

Do it!

Shadowing another Investor will be very beneficial for you! You learn so much when you can watch and learn with another Investor. The best place to start is at a real estate investment club. Make some friends there and sweeten the deal by offering to partner with them on a transaction. Make it worth their time.
