Still Struggling

I joined SA the end of 2010 and lost most of 2011 to health issues. I find myself at the end of 2012 still without a first deal. I have been directionless and slip more into comfort past-times and less r.e. ones. I've been ashamed to call the coaches and don't have a specific question. My focus/goal for my first several deals is FSBO wholesaling. I have a small buyers list, attend rei club meetings faithfully, have car magnets, hand out biz cards, scan CL/Zillow etc for local deals. I have an interest in estate sales also but they seem infrequent. Are there any fresh ideas to find FSBO's that can maybe turn into that elusive first deal?


tampa event this weekend

I was about to sign up online for the event this weekend in Tampa and the sign up page disappeared. I have been searching all through the sight hoping if would pop back up but it hasn't. Any advice. Id like to go fri afternoon if possible Thanks Mark

$1 houses??

Hi there--I asked this question a few days ago to another coach but did not get an answer (as of yet)...maybe you can answer this for me. My cousin has become a sort of "silent 2nd partner" as of late in my real estate journey--however he recently told me that you can purchase houses for $1! Now I know there was a lot of homes that were sold for $1 years and years ago but I didn't think due to the fickle nature of the market they still existed. Does the $1 house still exist--and if so, what are the "hidden parts" involved in purchasing them? Also, do you know of any restrictions on an individual owning a house AND being on SSI? My cousin said that a person that is collecting SSI cannot own more than $2000 in total assets--if they do, they have to sell those assets before they can have their payments reinstated. Any info you could give me on that would be appreciated. BTW, I already have plans in place to nullify the issues with the SSI issue but I told my cousin I would try to find out. Thanks in advance!!

I need a Coach

I have not yet dont my first deal due to a death in my family and my oldest moving back home and put my life in an uproar. Please help me with a coach i had one call me but thats it. I would appreciate any help i can get to start my first deal. Thankyou


seeking a real estate agent

I have been trying to go about how to ask a real estate agent for help in this business. I know i need one on my power team if i am ever to be truly successful in this game. I just do not know exactly how to go about it. Do i offer them compensation for their help? Do i offer to bring them business? What is the best way to go about getting them on my team.

I am also going through the edge 2012 from dean, which i recommend for everyone, i have learned so much more from it already.


SSI issues

I work for the State of Texas for the Elderly and Disabled and am familiar with SSI policies. An SSI recipient can own a house and live in it. It is an excludable resource as their primary place of residence. They can have up to $2,000 countable resources only. It can be bank accounts, life ins policies, etc. Now, if they purchase a second property then that property is a countable resource. Hope this answers your question.

The best way to find that first deal is doing the things that are talked about on a regular basis on this site. A couple things I would suggest are first bandit signs, and second driving for dollars. (Driving through areas you do not usually go through looking for properties.) Don't forget to talk to everyone you know to see if they know of anyone selling a property as well. Just doing the little things every day can lead to that first deal.

a small buyers list is good - a bigger buyers list is better!

Eric is providing excellent advice! Stay on this site, ask questions, work on bandit signs that say "We Buy Houses" to find sellers and get over to the reic's and network network network! You will find more buyers and can find deals through other investors there. You're doing great! Stay focused and get to work!
