I bought Dean's program over a year ago, read/watched/listened to everything and was very inspired. Due to a family illness I could never get started and use any of the information.
I was able to reconnect with the DG program and this website (WOW - you guys are so inspiring and positive!)
So, I am nervous about all of this, but I actually took baby steps yesterday just to get my feet wet.
I went to every open house in my area and saw everything from 'you have got to be kidding me' to 'Home and Garden'
I met a wonderful realtor who told me that she would email everything she has, together with everything new that she finds everyday - I will wait and see what kind of email I get from her this morning but I think that I have found my 'ace in the hole' realtor without even being brave enough to make that first phone call to find one for myself! (Her forward, dare I say, pushy approach would have freaked me out last weekend but after being all over this site in the last few days now I recognise a great person to have working with me)
I live in a town where the properties prices are, literally, $100,000+ less than a couple of years ago. Most of the properties I saw have been on the market well over 200 days, and I was told that owners were extremely motivated to sell, that any and all offers will be considered!
I know how all of these components equal fantastic opportunities, I am not sure that I would have really understood this a week ago, but the advice on this site together with Dean's Video Blog have helped tremendously to both educate and motivate.
Not sure what my next step will be. Still afraid, I know that you were all in this position once and I know that I just need to get over it and take the next action step.
I know that even the falling down properties can be money makers, should I try and get a contracting company, a carpenter/plumber/electrician to come with me and make estimates on repairs/remodelling?
Head is spinning.

Action is often the only ingridient that holds ANYONE back who decides they would like to make money in real estate. There is really no other excuse... you don't need a ton of time to get started, you don't need money or credit, all you need is action... learning the steps you need to take and then actually taking them.
If you haven't already, listen to the replay of the last conference call, you can probably relate to some of the things mentioned and Dean touches specifically on realtors and solid strategy.

Go ahead and get your team together. You'll be all the more prepared when you come across your first properties to evaluate. You've taken the first HUGE step in becoming a successful REI. ACTION! Now just keep in motion, and make it happen!

I looked at 12 properties today! (Got the information online)
Driving around my town and looking at these houses, I saw FSBO signs in windows. I saw boarded up properties. What I did, once I realised this, was to drive around town and - this is so funny, it was garbage day today, I stopped outside of every house that did not have garbage at the curb - these were the run down/empty properties!!!! I saw run down properties with covered up cars/boats/other stuff lining the driveways.
I am quite excited with this discovery even though I do not know what to do with this information yet!!!! I will figure it out from this site though, find the owner, talk, make an offer or something along those lines - I know that the solution is on this site somewhere!
Apart from being a successful REI, I want to be like so many people on this site: a knowledgeable, generous, motivating, 'Rock star/Mentor' and help others to be brave and take a leap of faith - this is where I am right now, and I never want to forget the feeling and I want to be DGadmin and Rina to someone else and assure them that they are on the right path and to take a leap of faith and change their lives!!!
Here are a couple of starting points for you to get on your way
Get involved in a REI club. the contacts you will meet and the info you will learn are only 2nd to this site.
Like Rina said, get your team together. By this I mean and not in any type of order are
Accountant
Lawyer
Contractor for rehabs and general repairs
A buyers list, and if you join a REI club, this will take care of itself.
Realtor, some of us on this site like to use them, some don't. It is your choice.
Mortgage Broker or banker, a big part of your business, unless you get owner financing on all your deals and I HOPE YOU DO!! enough to get you started. Wait till I get warmed up, you will have more to do. Good Luck...Jan
