I have tried bandit signs and they DO WORK. But what has worked WONDERS for me was calling the "FOR RENT" ads in your local paper. Here is what you say...
Tell them that you have a PROBLEM and wondered if they might be interested in helping you.
Mention that you are a RE investor here in town and lately you've gotten more deals than you can handle on your own, and rather than back out of a really good deal, you thought you'd call some local landlords or people with rental property and see if they'd be interested in a good deal.
Emphasize that you want somebody, anybody! to get a good deal rather than backing out of the contract and letting it go. Most of these folks are more than happy to get a good deal AND help you in the process!

Yes, calling the "For Rent" signs definitely works! Whether you look in the newspaper or just find them by driving for dollars. I was driving around town at lunch today and called 2 numbers off of "For Rent" signs. First, I asked if they had any more properties and then I just told them the truth: that I wasn't really needing to rent, that I was an investor wholesaler in the area and wondered if they would be interested in looking for more properties to purchase. One did and one didn't. The guy that did even told me what area of town. I've added him to my buyers' list. My list keeps growing!!

If you aren't already posting on Craig's List you should be. Also look for other investors that are posting and get in contact with them. I am working on two wholesale deals now with an investor I found in a different state. It works and it is free. Now get out there and post.

Some of the best methods are;
bandit signs
ghost ads
online searches through free online websites
attending Real Estate Investment Clubs
attending foreclosure auctions ... because the investors buying at the
auctions have to have cash
referrals .... tell your friends, family, co-workers that your involved in
real estate investing and over time you'll receive referrals
do an online search through Google Maps for "we buy houses" + your city, state
you'll then be able to contact investors
Remember that the more techniques you use, the more investors you'll find!

I just want to know if someone can answer this for me i'd really would appreciated, im new to this investor stuff too. Are the pre forclosure properties on zillow good leads for Sellers list? Do I just go to the property and talk to the owner or should I email them?
