Buyers that dont work with Wholesalers

How do you give a deal to a buyer that doesnt want to work with wholesalers but everyone else without working as an agent or sounding like a bird dog? I have a buyer that will buy anything but doesnt want to work with wholesalers....

They really have the funds to do it....they are a fund company that have the reits whatever you call them...

If you get a great deal under contract that will allow this person/company to make a great ROI what are they going to say? "No thanks, you are a wholesaler". OR you could close with TF or PM and then sell it to them.
Think outside the box!

Vonny and non-Wholesaler buyers

I'm not sure I fully understand the "but everyone else" part of your question...

I could be wrong, but based on what I know so far, I'd say this --
RE: Not sounding like a Bird Dog --
..Bird Dogs do not lock a property up for a period of time that allows inspection without someone else taking the property in the meantime.
..Bird Dogs do not place lower-than-other offers that are accepted.

RE: Not working as (sounding like) an Agent (representing someone)--
..Wholesalers are representing themselves - and the property they now "own" and can resell once it's under contract, not someone else (this is one I'm struggling with, too, because we know what the buyer is looking for and are going after what they would want...).
..Wholesalers are not negotiating terms or other matters with the buyer or the original seller or anyone else: it's under contract for $xxxxxx, and the buyer takes or leaves it at that, with an additional amount payable to you for having found, locked up, and now offered it to the buyer.

These questions come to mind as I ponder your question:
..What DOES the buyer (who doesn't want to work with wholesalers) WANT - are you being expected to do all the legwork for nothing in return?
..Has that buyer used a Wholesaler in the past and maybe had a bad experience?
..Would it help for this buyer to meet another buyer (preferably one of yours) who does use a Wholesaler (you) and learn the advantages from another buyer and/or be reassured you are legit, fair, etc...? Is this a good idea, or not (for some reason I can't think of now)?

makes no sense

I you brought me a great deal and the numbers worked for me I wouldnt care if you were a frog. I dont understand this persons logic. Maybe he/she was burnt by a wholesaler along the way and holds it against all wholesalers.
Business wise it doesnt make sense.

GOOD LUCK EITHER WAY!!! dont waste your time worrying about this person, keep building ur list and when you get something under contract include that person when advertising anyway. Never personal always business.

If its a great deal, why would they pass it up. Don't worry about it. Go out and find great deals and then see what they have to say. I hope they are not the only one on your buyers list.
