Your Ideas on Finding Buyers

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

Find Buyers

I went to google maps and did a search for "We Buy Houses" near (ur area). On the left side was all the We buy Houses adds online I made the calls and found 5 buyers to add to my buyers list.


Find Buyers...

I actually do two things.

1) I place random adds on Craigslist and get investors to contact me.
2) I network with other investors at the local REI meetings (there are two groups in my area).

I have enough buyers, I now am focused on getting the properties.


Letters

I have been sending letters. I sent 2 last week and got 2 replies.

Wasnt there already a thread started about this a while ago?...I remember replying a list of 5 different ways to bring buyers and some brought sellers to!???

Finding Buyers

We live in an area...... where we have put out bandit signs till the cows come home....... yes tried all kinds of different phrases on them, not getting any bites, isn't working in my area.
Have tried Craigslist, ebay ads, every ad I can find...... not having great success, the buyers we do find want to much of a profit and the deals won't work. We have sent out letters to cash buyers on prop trend, have had a few responses, but they are not ready to commit to anything...... have tried everything we can think of....... we have even made up an ivestor letter to give to people we know offering a percentage of what we get back at the sale of a flip, no success there, tried the REI meetings, still going but nothing of help there, we are discouraged and wish we would not have sunk all our money into this..... The advisor we have has been no help at all..... I have come up with more idea's then he has to offer..... We don't have anyone that seems to be able to help us.
Really dont see any light at the end of the tunnel, we are just broke and disappointed...........We have given it a great go........ and are left broke and disappointed.............

What area are you trying to invest in?...Did you try going to an agents office to get them to give you an Cash Sales list of the last 30 days in your area?...not all will...may take that you go to several offices to find the one that can get you that!...

Did you find anyone elses bandit signs?...have you tried to call them?...

Reason i ask is that it may just have to come down to you taking a step back and think things through a bit ..."What am I doing that is/not working?"...etc...

Driving for Dollars

Realized after posting this was about finding buyers not sellers but this is such a good idea, I'm going to leave it up.

Drive for dollars on trash day. No trash cans out...house most likely unoccupied. Take a picture of the property (make it look as bad as possible) Do the research at the recorders office and send a post card to the owner.

Print a picture of the property in the left upper hand of the post card. (This will really capture the attention of the owner) Write:

Are you interested in selling your property?
I drove by your property at 1234 First Street and noticed it appeared to be vacant.

If you have any interest in selling please get in touch with me. I can make you a cash offer on an 'as is' basis. This means no: repairs, realtor commissions or closing costs.

Talk to everyone about what you do. Make sure to tell them you pay a referral (if you do). Remind them again and again. And just keep going.
