Having trouble pulling cash buyers list

Hi everyone. I was hoping someone could help me. I'm following 30 Days to Real estate cash to the letter, but I ran into a snag. I asked my realtor to pull the list of properties bought using cash for the past 90 days and this is the response I got:

"I just contacted MLS Support and asked if it were possible to pull closed properties that were purchased for cash in the last 90 days, I did not believe that it was possible and they confirmed that you cannot. The only way you can determine if a transaction were all cash is by pulling each individual closed listing, going into a specific search and checking if there was a mortgage. That would be an extremely labor intensive project for example if there were 100 sold properties in 90 days in New Haven you would have to look at each individual listing and in fact it might not show up because that information has to be obtained from each municipality, it is not something that we as REALTORS report when closing out the listing. We only report the closing date, sale price and selling agent’s ID."

I live in CT. Maybe it isn't possible here. Does Anyone know? What should my next course of action be? Thanks to all in advance.

Cash closings

Hi,

I am a realtor in NY, it is possible to find the Cash buyers. When deal closes it shows if it was purchased with a conventional loan or cash. You may have to find another realtor.

Cash buyers

There are many other ways to find cash buyers, so I would focus on other options like:

craigs list (searching for investors through the we buy houses ads, placing ghost ads as well.)
Calling rental ads to see if they are still buying properties.
Attending investment clubs
Attending forclosure auctions
Placing bandit signs like

3 bed 2 bath
seller desperate
need cash offer
xxx-xxx-xxxx

These are a few more ideas that are great ways to find buyers.

Finding out who paid cash

We are fairly new, but we have not had any problems getting that list. One title officer we worked with supplied the info, and Prop Trend has that feature now as well. We found the Prop Trend was up-to-date with the title officer's list. The list gave us a very good sense of who the folks were that we're small to mid-size investors and who was buying the high ticket properties as well. Best of luck.
