As Ali has said... First you work on your buyers list, Second, you work on your buyers list, and Third, work on your Buyers List.
All you need in your contingency is a 14 day inspection...

A first suggestion would be what is your financial goals ??? Fast cash,? R u looking to buy n hold for passive income?
What r your financial goals?? This will lead u to the right path or strategy. Then u can proceed to HOW to get to that goal.
Fast cash would lead you to wholesale.
Buy n hold ....... YOU would be the buyer... Proceed to FIND motivated sellers via bandit signs or calling tired landlords aka FOR RENT SIGNS
have to have a precise end in mind to create the right PATH or you will be trudging through the brush instead of following the fresh cut trail !!

Definitely start with your buyers list. Build a list of a min 10 investors and then start looking for properties. Don't get caught up doing the busy work. All of that will come together and you'll have help from your power team (title co, re agent etc)
