So I have a deal and it would be my 1st so I just wanted to know if someone can tell me what all should I send out to my buyers in an email about the property?

say what it is...

you tell your buyers what type of property you have (#beds, #baths, sqft, ARV, cost of rehab needed, etc), and how much you're wholesaling it for (price of property plus your fee); make sure your buyers won't circumvent you; have the property under contract!

Wholesaling.

The buyers want to see the profit potential in the property, so when it is presented to the buyer you have to sell the deal.
The basic things the buyer will want to know.
Where the property is located and the generals (how many bed, bath, square footage, ect.)
How much they can buy the property for.
How much it will cost to fix that property.
How much they can sell the fixed up property for.
As Valerie stated, make sure the property is under contract before presenting it to your investors so they can not go around you.

I would do exactly what everyone has said but I like to personally make my ad at www.postlets.com
When you get there you can make a free account. they will then ask you to fill in some blanks about the property. They will ask you for the address and some of the details. We can put in there the comps, repairs and photos as well.
Once we make the ad at that site it will then give a very professional looking website that gives all the details about the property. It will also automatically send the ad out to all sorts of different sites like, zillow, hotpads, trulia, craigslist and a whole list of other places.
I then send over the web address to buy buyers and they can get all the details.

Marketing a deal

When marketing a wholesale deal to your buyers you want to give them as much information as possible... SELL THE PROPERTY!

First... pictures, pictures, pictures... We are visual creatures by nature. We often need to see before we can comprehend... just the way it is. That is why they say "pictures are worth a thousand words".

Next details.... Beds, baths, sq ft, property size etc...

Now you should tell them why your deal is one that they MUST HAVE!

How much is the rehab (hopefully you have gotten a rehab estimate of repairs)?
What are the taxes?
What can the property rent for?
What is ARV? Support this with some comps.

I suggest creating a flyer for the property at postlets.com.

TIP: Once you have created the postlet you will be taken to a page that says "links". At the top of this page under "color theme" you will see an orange word that says "preview" click it. Once the preview comes up hit the buttons on your key pad that say "ctrl" and then hit "A" then hit "ctrl" then hit "C" now go to your email and right click "paste" this will paste the preview, with pictures , into your email. Now send to your buyer and WALLA you just sent all of the info that your buyer needs with pictures in a nice flyer to your buyer.

Hi Nelly6502, If I understood your question correctly?

Then, I would propose that, as Mr. Matt Larson said in one of Mr. Dean's insiders conference call. The best way would be to put together as much relevant information that, will meet the investor's criteria.

Secondly the report should be able to translate to the investor first, the numbers, to meet their criteria and then the demographics. Leave no stone un-turned!

Let your investors know that your word is worth more that money, by the accuracy and intensity of your report, and that you have other options and interested parties; soft of "first come first served basis"

I believe this approach can surely increase your valued service and justify your fee, while neutralizing the feeling of competition or a frenzy!

A word of Warning!
No investor wants to feel pressed on making any decision.

I speak from experience, after receiving a call from a bird-dog who disregarded my specific criteria while demanding with urgency a commitment and speaking at lightning speed. Whoever, when a request was made to fax the specifications - He was virtually lost for words!
