Anyone ever had tenants abandon a rental property?
I recently bought a turnkey property and then the tenants stopped paying rent since October; So, I hired an attorney and he prepared a 3 Day Notice, which was posted on the door; but it appears that the tenants have abandoned the house, although there are still some things (junk) inside. The attorney said that if the tenants are no longer living in the property that I can have the locks changed; but he also said that he can go ahead and file the eviction with the court and the hearing would take place in 2-3 weeks.
My concern is that if the property is empty for three weeks, that some squatters may move in...
Any suggestions?

If beds and clothes, etc are gone, I'd change the locks and clear out the crap!

I was thinking the same thing... I told my PM to take photos of everything; I read that a landlord is suppose to store tenant's belongings for a period of up to 30 days where they can retrieve it (if they want to) and send them a letter to their last known address; I'll just have junk thrown in garage while I rehab the place to make it rentable and find new tenants...

In my state, you have to store the tenants stuff for 15 days. It used to be 30 days. Fortunately, we have some real estate guys in our government who saw the light and reduced the time.
I believe you can change the locks. I would recommend putting your contact info on the door, in case they come back for their belongings. It's highly unlikely that will happen, but it's the decent thing to do.

I have left messages and texts, but they won't return calls; and yes, it is just junk what they left behind, but I will find out with my attorney how long I need to 'store' it for...
They do have my contact info, my PM's, and the investor's who sold the property to me... so if they want to they can get in touch with me.

Utilities for the property have been turned off, and there is no furniture inside, closets are empty, so I went ahead and had the locks changed! (per my attorney's direction).
Now I need to get the property cleaned out and renovated properly (previous renovations were not done right or not done at all) so that I can get some new tenants in there as soon as possible; also, not a good idea to keep a house vacant too long; may attract vandals!

I know this house has been a major headache ever since someone you thought you could trust unloaded it on you.
