Newbie Needs Help

Hey there everyone.

So I'm just going to get down to the chase here. I'm brand new, and looking for a mentor.

I live in Barstow, CA. I've been told, by many, MANY people I trust that I can't do real estate investing in my town. "It's a crapshoot" and "This place is headed nowhere, FAST" are two things I have heard a lot about real estate in my town.

So, what I'm hoping for is to find someone who lives relatively close (in hopes of meeting in person), or just someone in general to hold my hand through my first few deals. I will totally go 50-50 on profits with whomever does this with me, and will be EXTREMELY appreciative.

I haven't finished reading Dean's books yet, which I know I must do before getting started. So I will be starting in three to four months, to give myself plenty of time to read, and re-read, the books.

If anyone at all is interested, please respond here and we can get together to discuss.

I have talked to Customer Service about getting into the Real Estate Success Academy that Dean talks about so much in his books.

And frankly, I'm making MAYBE $300 a month with my job right now. I simply can not afford the cheapest price they gave me of a $99 monthly fee.
Thus, I want to do a few deals with someone willing to split 50-50 with me, and then if I still need it will either continue to work with this person, or get into the Real Estate Success Academy.

Couple of tips

I want to give you a couple of tips and some motivation. 1. You can use Dean or any of his students as your mentor if you don't find one. What I mean by that is just listen and do everything exactly he tells you to do. Watch all his weekly wisdom videos. Read all his books. To be honest 3 months to read books and get started is a little long I think. If you make $300 a month from working I'm guessing your not working full time, well then narrow down on your time management and make time to read his books daily, get done with them in a month tops. Ask your self, how bad do you want this? And do anything to make it happen. Your going to have to make sacrifices, your going to hear a lot of no's before you hear the yes's but its part of the process to becoming successful. There's nothing wrong if you partner up with someone, but if someone doesn't come along to be a partner, get it started by yourself. Come on this site everyday, read all the posts. You will make it happen after you read all the success stories that are on this site daily. Good luck

firstly, you may want to fill out some info on your profile so that other investors here can know a little about you so that they can network with you.

Then I would join a rei club in your area and attend the monthly meetings. Order some business cards from vistaprint (they are free, you only pay shipping!), and make it a goal to exchange at least 10 business cards with other investors at the meeting. Talking to other investors will help you gain knowledge about investing, and you may even find an investor who would like to partner with your and show you the ropes!

Ditto what the others said

I found that going to a rei meeting was the most advantageous thing I could have done, besides getting all the free training from this site. Read and come here daily. I agree that it takes time, but you also have to put into practice as you go. So yes, give it a months top, and start working on buyers and sellers and finding a realtor. Again the REI club is the best to find all you need, whether it is realtors, money lenders, buyers, education, a place to share your deals, title companies, contractors, the list just goes on and on. Thank you for all the advice.

The reason I was waiting several months was not only to read the books, but also because I have a few personal issues I need to clear up first so I can really devote myself to this. These issues are things that can not be avoided, unfortunately. They need to be dealt with before I can devote all my mental and physical energy into investing.

Also I hadn't even realized I didn't fill out anything on my profile yet. Thank you for pointing that out.

I do have another question. I'm currently reading Profit From Real Estate Right Now. It was the first book I picked up to read, and I'm realizing I should have read Be A Real Estate Millionaire first. Anyways, he basically says you should find a seller and then a buyer right?
So my question is: Wouldn't it be a little smarter to find buyers before I find the sellers? That way my deals will be quick right off the bat?

I know it may be a bit more difficult, seeing as I won't actually have anything to offer the buyers at the time, but I figure you would just tell them "Hey, I have nothing in my inventory right now, but if I can take down your information I'll call you when something comes up"

Michelle you will find that some dg'er's agree with you about having the buyers first. Dean has all kinds of information to help you build your buyers list. It is all listed here on dean graziosi.com. While others believe that you should find a property first and then find the buyers. You should read all of Deans books they each have their own information in them. 30 days to real estate cash is a recipe for how to wholesale. It lays it out in exact detail and tells you how to get a realtor and everything. The two books that will help you the most are Be a real estate millionaire to learn your market and 30 days to real estate cash. See my signature for the videos that will show u how to get a realtor and what you want the realtor to do for you. Do not hesitate to come here and ask your questions. There is absolutely no reason why anyone can not do this so hang in there when the going gets tough and you will be a success.

Yes buyers first sellers later!

You are on the right track & I agree with the Ray & Valerie that you should come on here of course a lot & go to a reia meetings You will have a better chance of meeting a mentor at one of these meetings I think. Funny people say that about Barstow, they say that about a lot of places that you can't invest in RE there well that is bologne of course you can, just don't listen to those naysayers & keep going.

I would recommend reading 30 days to RE Cash first actually but since you are reading Be a RE Millionaire I would finish that & start immediately on 30 days ok, since it is a blueprint of what you should do from beginning to start to get a deal in 30 days or less, ok.

I just ordered the 30 days to RE Cash, so I'll make sure to start reading it as soon as it comes in (I can't stay on the computer much due to high bills. Besides I prefer having physical copies to PDFs)

As for what they say about Barstow, Tony, I've never believed it's completely hopeless. Just driving around and looking on Zillow, I've found plenty of deals I can make. My worry is just finding the willing buyers. That's what everyone says the problem is. Perhaps they just have a low opinion about our little town
