Are there really people on here that TRUELY help others?

Its been a while getting on here. I had been doing other projects that has nothing to do with real estate. But my projects are really slow. I want to return to the DG community. I did complete the success acadamy, went to an expensive siminar back in 2011. I havent made my first deal yet. At that time I had a roommate which allowed me to save up to pay for these books and siminars. But, he gave me my 30 days to vacate cause he was getting married. Now it is really hard to start back. I realy learned a lot and like the procedures and classes. But there is a HUGE problem. Some of the books Ive read, siminars, and success acadamy coareses Ive learned, assumes that you have a car, internet connection, access to money, and have a mon thru fri. and off weekend kind of work schedule. I am not trying to make excuses or be negative. Im just a realist.
In the subject of this forum topic is actually testing the integrety of this site. I have a question that I like to ask, but I feel that no one will tell me the answers because I feel they want to get paid for answering my question/s. And or I feel that people on here will not answer my questions to ilimminate the competition of other new investors. Im not being negative, im being firm and real. All i know is that im tired of my dead end job been there ten yrs and nothing new happening or nothing exciting happening. all i do is work and breath, work ,and breath thats it. Never been on plane, never had a vacation, no dating for years, I have dreams that are just that -dreams. Sorry Im venting.
Its time for me to have a real life! I will be aggresive doing this and people may see me as an angry investor, but Im not, just gonna be an assertive, firm, investor. Cause I want what I want! Financial Success!!! But, thats only if there are real, understandable, people on here that have a few deals under their belt that are willing, & dont mind answering my questions with much detail and follow up info.
HERE IS MY QUESTION/S
HOW CAN ANYONE DO THEIR FIRST WHOLESALE DEAL WITH NO CAR, NO WIFI CONNECTION, WHO WORKS FULLTIME IN THE RETAIL INDUSTRY THAT DOES NOT HAVE A SET WORK SCHEDULE, IT KEEPS CHANGING EVERY WEEK AND RARELY HAVE WEEKENDS OFF?
HOW CAN I DO IT STRAIGHT FROM MY OWN PLACE MAKING MONEY WITHOUT DRIVING AROUND (NO CAR) USING MY OLD CHEAP CELL PHONE ONLY?
SEE WHERE IM COMMING FROM? ALL THE BOOKS, SIMINARS, AND SUCCESS ACADEMY DOES NOT TEACH THIS FOR PEOPLE LIKE MY SITUATION. IVE NEVER BEEN TO THE EDGE, ITS TOO EXPENSIVE.
CAN SOMEBODY OUT THERE HELP ME? AM I LOOKING AT THIS WRONG? IF SO ,YOU MUST EXPLAIN IN DETAIL AND INFO STEPS I NEED TO TAKE.

Welcome back & be encouraged! You took action & came back here that is huuge. That is the first step, I understand where you are coming from I do, I was diagnosed with low vision when I was 18 & have struggle with that my whole life, I don't drive & use a white cane but can see the computer screen because it is like looking thru two tubes-paper towel tubes.

I know what it feels like to be in a job you hate & want/need out & also to have no $ or little money. You situation is challenging for sure it helps to have a laptop of pc at hm but it is not impossible. it sounds like you are really motivated so you CAN do it if you set your mind to it.

And yes we will help you & I am not looking for payment just looking to pay it forward because of others who have helped me too. People on here are awesome & will help.

OK so you have some educ that is good that will help you, the 1st thing I would do is start to read Dean's book 30 days to RE Cash(BTW I have done 5 deals & made 11k you can read my latest post True Deal #5 done! or my journal California dreaming Calitony)

But I would start to read that book & do the assignments for the 1st chapter or if you have done them already start doing the 2nd & then come on & start asking questions-you can pm me too & I will asnwer your questions.

You can go to the library & use their pc's & just use your cell no problem but the #1 thing to start to do like the book will say is to build your buyers list. how you will do that is place ghost ads(the book will explain, if not ask me how to do that)

calling google ads that say we buy houses & telling them that you want to send them deals & if they can give you their info, also craigslist ads we buy houses & oodle & backpage & ebay.com

getting an agent w/wrks with investors & having then send a list of cash sold props & then looking up the names of the co's or people w/have bought them on google & spokeo & calling them & adding them to your buyers list.

also calling any signs you see that say we buy houses, those w/be buyers too-mostly they w/be wholesaleres like yourself but some w/be buyers. YOu can still add those wholesaler to a diff list you make of wholesalers & call them 1x a wk to see if they anything for sale & tell them you can co wholesale deals w/them that you are building a bulletproof buyers list(because they prob don't have one! Most wholesalers dont! Not really! so you build a kick butt list, work hard at that that is the 1st thing you HAVE to do if you want to be successful ok!)

OK it depends on you, if you do this then you will be successful dont do it & you wont, it starts w/a buyers list-like I said what most people dont do-you have to do. Best wishes & stay encouraged your future is in your hands if you take more action then your life will change!

You can do it

You don't have wifi, but I'm sure you have a public library in your area that haves computers plus the internet. OK you have a cheap phone, well as long as it rings you can make calls and receive calls. Make a sacrifice to work over time or save about $150-$200 and buy a smart phone off Craigslist or a pawnshop so you will be able to search the net and answer emails when you can. You don't have a car? Well you can post ads on craigslist looking to partner up with mother wholesaler, you do more of calling and researching in exchange for rides to wherever you have to go or your partner can go out and meet up with sellers, agents, buyers and look at houses. It all can be done, you just have to want it bad enough. Good luck

I when i get a prop under contract get rides either from my agent(if it is listed) or from another wholesaler who is giving me a ride for a cut in profit. You can do this, if I can do this anyone can do it.

4 of my 5 deals were in Kansas City MO & I live in San Diego I don't even set foot in KC, no worries it doesn't matter I don't have to be there, as long as I have a team no worries.

Think about your resourcefulness and not your lack of resources

Focus on the solutions to your perceived lack of resources. Be creative as Ray and Tony mentioned. You can do this and there are lots of us here that as Tony said want to pay it forward!! I agree, focusing on positivity. I would if I were you watch 2 motivational or listen to or get 2 books from the library on positivity & read them every morning & write out a list of 10 things you are grateful for every night, and when you go to bed ok.

Is "no money down" really that?

Hey man, whew I already feel your pain. I'm in a similar situation and it took me a while to realize this. No matter how common sense it seems. But when I started I was crazy ignorance on fire! Cause I did exactly what the books and other investors were telling me to do. But on my first real estate deal I tried to execute was with a real estate agent and I was trying to do a double close because it was easier to find an MLS deal than a FSBO one.
Boy did I embarrass the crap out of my self. I bluntly told the agent I'll just get the money from my "partner" for the EMD and lets just say that was a dead deal. BEYOND DEAD DEAL. I didnt call an agent for months just cause I was scared she told everyone I wasnt for real. But it was just fear speaking at the time. So that lesson taught me that you need EMD up front OR you're going to have to bust your behind to find a buyer to give you that $2,000.00 up front in EMD to give to the agent before the 2 day EMD deadline. Which I STILL havent been able to pull off. It's insanely hard! lol No offense to anyone but im at the point where im so tired of people saying they do deals as if there was NO MONEY whatsoever involved because theres always a story behind the story. But I cannot save up $2,000 just in EMD right now. I dont have an IRA 401k or credit cards which annoy me so much to hear other people use cause I dont have that advantage! Im not blaming anyone but Im not a 45 year old who barely got into REI after he/she already lived a full career life. Im 25 with no college experience who failed at a network marketing company whos been at this since I was 23! I have NO credit score even.

BUT... BUT there is hope finally shining for me.
Since I feel like it's almost impossible to do a wholesale deal on the MLS when you for real dont have $ I started looking at FSBOs. In short, it really does only take $1.00-$10.00 to perform an assignment of contract. IM NOT an attorney but I've been told an EMD is only necessary because its a form of consideration to make the contract legally binding. It could be a freakin $0.01! That's why it works.
Here's where I found the problem. If you don't have $200-$300/month to spend in marketing AT LEAST then it could take a lonnnngggg time before you get a deal. Wal-Mart is known worldwide, but they even still do marketing!!!!
So what do you think you need to do as a tiny little biz in your city?
MARKETING!!! You're a marketer first, wholesaler second. Remember that.
I've had to get a second job, sell my rifle and sell my iPad mini so far JUST to get consistent with my marketing. One time even after I put out 100 bandit signs probably about 75 of them got cut in half from citizens that don't like them in my city :/ that's an example why you need $ to be consistent.
I walk EVERYWHERE and post flyers, hand biz cards to freaking everybody, post at least 50 signs a weekend, and FINALLY ive been getting leads, barely this week! For once though I realized it truly does take money, because you need money to market your business. It sounds harse but if you don't have $200-300 at least a month to market you might not find your first deal...as fast as you need to. This is just my experience because nobody gave me common sense knowledge cause I was so blinded by "no money down".

Sorry to anyone who thinks Im being negative, this is just how its been for me. Smiling
