Greetings DG Family!!
Although I have been following Dean for some time now, I am finally getting committed to following his advice.
Some background info: my husband, who is self-employed, was injured on the job in May of 2014, and is still out of work due to his injuries. He was the sole income provider for our family and this has affected us greatly. I believe that Real Estate can get us where we need to be faster than a j-o-b, so I am reading Dean's book 30 Days to Real Estate Cash, and one of the things Dean said I need to do is post on this website - hence, this post!!
Any successful Wholesaler's out there? Any Wholesaling tips? How long did it take you to get paid on your first deal?

I have been wholesaling off and on since 2007 and I can tell you it's real!! My first advice would be for you to get Dean's books. They are crammed full of info about getting started. Second, investigate this site. There is a wealth of info in the archives that can help you. While doing all of this, begin working on your mindset,as without the proper way of thinking you won't go anywhere. Look for the exercise called "7 Levels Deep" to discover your true reason for doing REI.
My best tip for you would be to start marketing to find buyers. They will determine where you should look for sellers. It took me quite sometime to get a deal...not because I couldn't find any. But because I found them without doing the steps in the proper order and allowed FEAR to paralyze me. That's when I got the book "30 Days" from Dean and followed the recipe to success.
I advise everyone now to get the books and do it right the first time! Good luck and keep us posted on your progress.

I've been wholesaling for about a year now and I think it's so important to be totally committed. Sometimes it takes longer than you think to get started and get paid on a deal, but you have to just keep going. Be prepared to make some mistakes, because everyone does, but it's the only way you'll gain experience.
I have also found that, aside from educational material and websites where you can ask questions, it's important to network and build a team of people that can help you. The last deal I had was the most complicated one I have ever done... it was a Lease Option AND a probate deal. I'm so busy because I also work full time and I thought, I don't even remember where (in all the courses I have in my house) to find this information and the right contracts! BUT, I just called another wholesaler that I've done some deals with and asked if he could help me. We split the deal, so I made less, but the next time I get something similar I will know how to do it on my own.

I have started with Dean's books and I've done the 7 levels deep exercise - eye opening!! I'm working on being totally committed as I KNOW that's what I need to do. Your following the best real estate teacher and on the best site with Dean's students who will help you along your journey to success. My advice to you is to following everything in Dean's book that your reading now and just take action. How much time you put into wholesale would determine how fast you will see the results that you want. Find out whats your why so you can keep pushing forward when bump into obstacles long the path to your success.

find buyers then find the homes is the best advice. You will want to find 5 buyers for any one type of property or area, so you can wholesale it quick! Deans forms can be found under documents on the homepage, but always have an attorney or one at a title company make sure you are legit!
