As I learn I want all DGers to learn as well. I want everyone to succeed at everything they want to achieve but it does take work.
You my friend are the perfect example, you have the knowledge that we all should gain and now its time to make a deal..

When we put our signs out(fri night)we don't just throw them out anywhere, you should get a dept of transportation transcript of traffic.
This will show you were high traffic is by street, that's the strips they put on the road you see when you drive over them.

Yes these little signs work. I have done my last 7 deals all from leads on bandit signs, and countless of Dean's students from all over the country have done so as well. I meet a lot of investors who over look bandit signs and say would would not put them out, so I just think to myself well then more exclusive deals for me LOL. Put them out!!, but be consistent and put out 20-25 signs. Also answer your phone when it rings on the first call, I heard somewhere that 70% of your calls that reach your voicemail would be lost leads. Good luck

You are right they are gold and we all should use them.
I work at a place that makes the foam boards that are used for signs and photography, I guess im lucky on this I make and create then cut to any size of signs I want for free.
I do recommend using a big sharpie and hand write your message, I tried digital print and my feedback was lower.

I use a magic jack number for my bandit signs and a google voice for all other parts of my biz, I still have a job that doesn't allow me to answer phone calls but that day will come by by job.

Walking traffic hmmmm. Next town over from me (20mil) is a collage town and they walk everywhere, never thought about that strategy.

My thoughts is this I thought they said to google busy intersections in your city/ town or am I wrong?

Busy intersections are a good place but the feedback I received was from agents telling me it was illegal to use signs or from owners wanting ARV before rehab.

Joel we have to think outside the box, I was reminded this by a friend. Put yourself in their shoes, they have lost their job or the house is in need of a lot of repairs and they cant or wont try to sell by normal means. What I mean by this is they are embarrassed, but when they see our little signs they think hmmm.

The transportation readout I learned from the Success Academy, right now im targeting what my buyers want and its not busy areas.

Let me add to what I said about thinking outside the box.
I know I do this, people know their area and they will find side roads to get around busy areas its faster.
Traffic is a little slower so that means they can read and write our numbers down. Buyers also know the shortcuts they will see our signs also.

Maybe it's my arrogance when I am told "you can't do that" that pushes me even more

But I know when someone is BS-ing me, and I would have been combative now I am inquisitive since every one thinks they know it all. (I am speaking about realtors ).

And say this as one of two come backs,

Oh really wow ? ! ( I love being sarcastic) okay can you tell me what section of the letter of the law code, states that specifically?

( when they scramble and try to just say that to throw me off and not give a valid or hallow answer) I then proceed because to the best of my knowledge when ever I relay a concern to my lawyers they clear it up and then best guide me

( it's a shadow game of who has the right information/ and who is pulling a bluff card)

Sadly there are people who just love to crush/ or are in informed / or down right to comfortable to take correct action and be informed.

And I can understand ( my partner can empathize with the home owner // I am a numbers guy to the core). But I use my words carefully to turn that embarrassment into encouragement and direction.

We will see what will happen as this is one of our strategies

But my guess is to present this as an option a viable one.

Give them the power to make a solution to salvage and re direct their position to make decisions for their feature......

I personally feel one way or another something has to bite, the universe returns the effort and dedication you put in

Just have to find a alternatives instead of thinking of terms of limitations/ and anxieties

You seam like a deep thinking kinda guy and I respect that. I do agree with concerns on agents nowa days sense we are shifting into a sellers market we might think about looking at other option.

Sometimes I am quick to write I forget to revise

..use discretion.Signs only outside of city limits here in Gainesville, Ga..and a local investor that I know hired some kid to put signs out, ends up getting called into court, & let off easy for $500.

That's why we call them bandit signs, put them out after 6pm on fri and pick them up sunday night to avoid city workers, code enforcers can and will call numbers on signs.
That's why I use magicjack for my signs only, they cant trace it back to me. Never use your google voice or personal numbers such as cell or home numbers.

YES!! You want to pick up your signs don't leave them out, they will take them and this will cost you more time and money.

You can get Magicjack at Radio Shack and just follow instruction. You have to pick a number, you want that number to be simple so people can remember it from a glance, last numbers 0000,1111,0011 you get the point. I believe the price has gone up it was about $10 bucks a year for me but I locked in for 3 years so Im not sure what it is now but its not much maybe 20-30 bucks a year, still its cheap..

great thread guys! Aaron thanks for this info it is awesome, I will be getting my magic jack # & start having someone putting out bandit signs for me as well as local pedestrian ones where i live in downtown san diego.

I was using Magicejack as my home number till someone brought it to my attention that's why I started only using it that way, I thank them as well.

What a good time to put our signs out, think about it...

People have a house that they don't want anymore for whatever reason and they move away, Holiday comes around and they come back home. Again think about it, they will drive by the house they own just to look at how bad it is
What do they see in the yard and around the neighborhood, our bandit signs
I think I will get some calls, what do you think?

Go find those houses that look like crap and market the area, they are coming and maybe they will call...Just do it...

Im putting out mine this week end and next all over my area, I want a Christmas deal..

ive got a deal set to close dec 31st from a bandit sign one of my guys put out, the sign said tony buys homes cash! fast! xxx xxx xxxx they put out 20 signs, n i just told them put them in busy intersections. funny cuz i only got about 2 calls i think but one of them was this deal.

seller's wife died in the prop a yr ago n he just wanted to sell, he was really tough on the price & wanted a super short inspection period, non refundable deposit of $4,500 purchase price 455k rehab 62k ARV 590k my fee $3,800 which i tried to get more but i had no more inspection days so something is better than nothing.

but bandit signs work even in crazy hot super san diego this home is in clairemont here wich is red hot, home has view of a canyon & is on a cul de sac, seller is ex hells angel biker-really cool guy(his buddy is a real estate agent so he got him to structure the deal with the terms i described above).

I agree they do work, you never know if you will get 2 calls or 20 but that's why we should be persistent about putting them out..

Congrats on your deal, you had your buyer in place first right?

they for sure work, n yes i have my buyers list pretty good right now i have done deals with 4 of my buyers on my list so i know they are for real, real important to have your buyers first.
