Kimberley Wells annoyed me in her videos. They have valid points but again she is not a real estate investor and this little "license law" is nothing to worry about. Joe McCall brought this issue up a while ago in a podcast saying, "well just double close to get around the problem." Double Closing, LLC and Trusts are good ways to wholesale the deal as well. This is nada tostada to worry about they just get overdramatic about it. Like when Kimberley said, "well why don't you just get a licensed agent that's what they're for." WRONG. Agents never ever have any interests in buying a property and only help advertise a home through the MLS which is realtor speak for "Craigslist". They can't do subject tos, lease options, pay cash and close quick, take over payments or anything us real estate investors who know what they're doing can provide. Agents can barely find us deals in this market. HA! That's very stupid Ohio would have a license law like that and must be an excuse for them to just generate more tax revenue for the state or some dumb way to pay for more pensions people in government don't deserve because what if a seller doesn't want to pay 6% in commissions? Another problem investors solve and most of us pay closing costs. (I sound like I'm talking to a seller). Well that screws the seller out of more money just because they had to us an agent. im ranting because it makes me mad that sloppy investors and uneducated officials ruin our image. Like what ever happened to Dry/Silmutaneous Closings? I wish so bad we can do that today no need for Double Closings!
we just have to find excuses to succeed n not excuses to fail, if a door closes then we bash the door down, no matter what happens we go forward & find a way, no matter what.

you can do it Walt I believe in you and you have the best education it just needs to be watched & acted on thats all. I have battled too & heard things that unsettled me but we just have to ignore the negative voices & focus laser focus on wholesaling, that is what I am doing & I hope you do the same.
this other stuff is just noise, like Dean says let's go on a news diet, n just focus on ourselves bc our self hypnotic talk puts us to sleep and doesn't let us succeed but we can we just have to learn to ignore that voice every day until it goes away
Just like they said. REMEMBER are selling the CONTRACT, not the property! We have known this since day one. The things these legal beagles described are the things we should not be doing anyway. I guarantee I could go into Ohio and wholesale. They did not say you could not wholesale! You just have to do it the right way.
I wonder how many wholesalers have actually had to face these two in a courtroom. I would venture to say ZERO!! Wholesale the right way and don't worry about it!

Guys I love Ohio and have just had five offers accepted with an average purchase price of 28.3k and a 30 cap rate on each. They can say and do what they want to do but there will always be a way for me to put someone in a home that otherwise they would not be able to get in. So, if that is breaking the law then come get me in Cali.. Now go get some...
