OfflineA few months ago when I officially left my job. That was a weird day for my boss at work. He and I became really good friends. I told him almost everything. Notice I said almost. I didn't tell him I was building a real estate empire. When I put in my notice to quit he couldn't believe that I didn't need job money anymore especially since I am only 33 years old. So he asked me if I would help him and teach him what I was doing. I said yes and I started to teach him some of the exact stategies in Deans new book. He just called me to tell me that today he made over $20,000 and he was heading to the bank to cash the check. He didn't use a dime of his own money, he didn't do an ounce the rehab, and his real estate agent found the house for him. Total working time: 3 hours! It was cool because he was telling me what he was going to do with the money and he told me thanks for helping him. I feel really good. He said that 25:1 system that is outlined in Deans new book is nearly an exact science. Oh and buy the way in the 3 months I have been coaching him he has bought 5 houses total. Guess how much of his money he has used? ZERO!!! NOT A SINGLE DIME! Oh and here is another thing, guess what market he did it in? The worst real estate market in the history of the world. Detroit. This system is proven. Go out there and do it! Be a hero! Get this thing done!
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!
When you buy a foreclosure using a HML, do you need to get your own insurance before the bank will sell it to you, Or before the HML will approve the funds? And will any insurance company insure you on a rehab?
I'm "Yes" another newbie! I think it's great your so happy for helping your former boss. I can't wait to help my own friends and family get started, but I'm trying to get started myself. To speed things up should I get the new book? I just finished "Be a real estate Millionair." Any directions would be helpful?

I just registered today. I have been investing in real estate by buying foreclosures for over 6 years. I have been doing great until about a year ago. I had put too much faith in my partner, after I got married and had 2 children one after another, I could no longer participate in the investments that we both made and trusted him with it. Long story short, I am sitting on 4 properties right now that I want to get rid of and start over by myself.
So, right now, I consider myself a newbie and would like to start over. I have been reading these posts and you guys are having so much success, I must have been doing something wrong.
Please, if you have any suggestions or pointers I could use, I would appreciate it very much. I would like to start buying tax foreclosure properties (i am not sure what the proper term for them is). Any ideas?
