Desperate Cry For Help

Hello all DG members, I have been on this site for a couple months now. I bought DG's Think a Little Different course a few months ago and dove into it headfirst with much enthusiasm. After reading all the material I started to put the principles to work that I found in the course. I found a few properties with motivated sellers, one I actually could have put under contract for $20 but I didn't do it because I didn't believe I would be able to move it within the time frame, mostly based on it's location. Since I have been out there everyday looking for good deals and trying to figure out other creative financing techniques such as lease options. I have spoke with a few homeowners who have considered it but didn't want to go through with it.

Point being ladies and gentlemen I am near the end of my rope and this is a desperate cry for help. I have been unemployed since buying the TALD course (most of the reason for buying it), and my wife's income is just barely enough for us to get by on. The job oppurtunities out there are few and far between and truthfully I hate the thought of joining the worker bees back in the work force, especially with the obvious potential I have found in Real Estate. But I am becoming really frustrated, I haven't been able to put a deal together and I need some serious help. I don't have the capital to invest a lot of money into mentoring at the moment, but I think that is what I really need. I have a great amount of motivation and desire, and the great ability to absorb and learn from everything I read/hear, but things aren't coming together like I'm trying to make them. I need someone I can turn to who has been in my shoes and knows what it's like to be where I am. I hate to sound desperate... but I need some help, please. I see a lot of really experienced people on here, there must be someone who will offer to reach out to me and give a newbie REI a helping hand. If this somehow get's to Dean's desk maybe he knows somebody out in my area who would be willing to do such a thing, I live in Northwest Tennessee. It doesn't have to be local, I am very up to date with technology (e-mail, cell-phone, forums etc.)

Hi Stephen! I wanted to write to you, even though we haven't found success yet, either. I am sure you will get the help you are asking for, as there are so many successful, wonderfully generous people on this site.

It looks like we've been on the site for exactly the same amount of time as you and I can really relate to your struggles. We have no capital either, and zero equity in our home (upside-down, in fact!! Sticking out tongue ). So we are focusing on assigning, which I assume you are also. There have definitely been a lot of roadblocks for us, too.

The only thing I can offer you is my support. I KNOW that we can BOTH do it! Do not give up. We won't either!!! Smiling

Keep the faith Stephen

I am also a "rookie" to real estate investing and I so want to do this because I also see the huge potential in it. I have been temporary laid off my job because the company is slow and is pretty much on their way to going out of business. As a matter of fact I haven't worked a day since I got Dean's book "Profit from Real Estate Right Now!" in the mail exactly 2 weeks ago. I too do not have a desire to work on another dead end "job" and go back to being a slave to the grind and struggle to make ends meet. I am separated from my wife who now lives in another state so I am trying to pay all of my bills alone. I am using up all of my vacation days to try to get hours for the week since I dread trying to live off of unemployment. I have to make this work and I can't give up and neither can you. With all of the wealth of knowledge and awesome techniques in Dean's books it seems so easy and rewarding , however I am yet to find my killer breakthrough deal. I would like to make a pact with you Stephen as well Dom and Kim to keep each other encouraged and be sure to share with each other when we do find our killer breakthrough deals and how we got/did them. I would also like to propose that when we do make it over the hump, that we purpose to scan the forums in search of people that are where we are right now to do what we can to encourage them and help them make it over. Sorry for the long post, but it feels good to me to forget about my problems and try to encourage someone else. Remember failure is not an option, WE CAN DO THIS!!

I really Feel

I can relate 100% you Stephen I lost my job a lil while back and I’ve been really trying to get this going. I know I need a mentor and on top of that I moved out my house (rented it out) in Virginia and moved down to Ga... The housing is way cheaper out here but now I have to move back up to Va. maybe it’s for the best because I know at least the Military keeps the housing market a bit stronger up there but the houses are a bit more. I guess that really don’t matter since I’m looking for deals anyway. If anyone live in the 7 cities please feel free to contact me because I am very motivated and ready to make some deals happen ASAP!!!

INVESTOR ASSIGNEMENT FEE AGREEMENT

I AM NEW TO ALL OF THIS. I REALLY NEED TO FAST-FORWARD TO MY GOAL--REI. WHAT FORM OR CONTRACT DO YOU USE TO WRITE UP THE DETAILS ON A SELLER'S HOME AND PRESENT TO THE INVESTOR? ALSO, WHAT FORM DO I USE TO STABILIZE MY FEE UPON CLOSING AS I AM GETTING THE PROPERTY REASSIGNED?

DOES THIS FORM ACTUALLY GUARANTEE THE INVESTOR WILL COME THRU OR CAN BE TRUSTED? WHY CAN'T WE USE DEAN (OR HIS INVESTORS) AS OUR INVESTOR SINCE HE IS OUR TEACHER AT THIS TIME?

Stephen - The First Deal is always the hardest

We all have hit tough spots in the road, it makes us stronger as we learn how to deal with those obstacles. Keep positive and continue to work hard. I would definetly recommend finding an investment club in your local area or ask around to find out who the other investors are in your local area. Many of the top real estate agent will know these folks. Also, go on Google and look-up "investment clubs". There are various links of groups within your area. This is a great way to get information, find deals, make new friends and even find a mentor! As you work hard and gather information it will make you ready when the next deal comes your way. The first one is always the hardest. Believe and achieve Smiling

Stephen - Partners could be the way

You may also want to consider finding a partner that can help with a deal. When you find and lock-up a great deal, the numbers will not lie. An equity partner can put up the down payment needed or help secure financing when the numbers look great. So, make a list of everyone you know, weather you think they have money to invest or not. Most people you think do not have money are the true savy investors. Also, be sure to read Dean's latest books. Dean's books help beyond belief. I find That I get more and more information out of the books every time you reread them! So take action....now! 1. Find the deal, 2. Tie up the deal and 3. Work your partner list.
