New Forum Topic ? DG Members sharing tips and information for renting units?

Hello All DG Members,

I hope everyone is having a great weekend and finding some great deals! I had an idea and thought I would throw it out for comments and input from other DG members.

As my wife and I rent units, we found Dean's Lease in the forms section to be a great help and add to it as we have new issues from tenants. I thought it would be great if we had a New Forum topic or area that covers information on rentals and ideas that DG Members can share about advertising, marketing, renting, tenants, etc. Please advise your thoughts and suggestions and we can benefit from each other's knowledge in the renting arena. Happy Memorial holiday everyone. I want to say thank you to all of our men and women that have served to keep us safe and free. I am proud to be an American

I like having rental units but it can be a lot of work. Let me start off by saying we (my company) manage 32 units currently. Fortunatly we have 100% occupancy. Yeah!
But it has been quite the learning experience. We have had a total of 6 eviction in 3 years and some of that was poor choices on my part, I am the property manager. The best advise I could give you is it is cheaper to let the house sit empty for a couple of months than rent to the wrong person.
Check out all aspects of the information on the application, go to thier current residence and look at it; if it is a mess then your unit will be too. Call all refences and employers, and listen to them they will usually ramble on enough for you to get a good picture of these people.I have learned that you have to be a bit of a hard nose because everyone has a sob story.. I don't mean that you shouldn't make conciderations sometimes.
We have pretty good relationships with our tenants I think it helps if they like you.
Another good tip is to drive by your units monthly that way you can stay on top of things like non running cars. Make sure the tenants know that you do drive bys, let them know right from the beginning what your expectations are.
I really do like this. If anyone want information I would be happy to share what I have learned in the past 3 years..

You're welcome and thank you. One more tip HUD tenants are OK. The state helps you monitor your tenants and puts pressure on them when they are noncompliant..
