Taking what the market gives you

All investors run into those negative people who complain about the current market and often say: “I can’t make money investing in real estate in this terrible market.” The real estate market does have falling or lower prices, owners who owe more than their property is worth and an abundance of foreclosures. While those things are negative for the current owner, we as investors should look at these situations as opportunities. These situations are precisely what make a motivated seller.
Talk with the motivated seller and listen to what they say is their problem. I’m frequently surprised that the owner’s perceived problem may not really be a big problem at all. Present a plan to resolve the problem they have identified. An out of area owner may prefer to sell but offers a lease/option to the investor who can actively manage the property so the owner doesn’t have to worry about it. A money making deal for the investor by solving the owner’s problem.
There are many creative ways to make money in real estate investing. Learn as many different ways as possible to make money from a deal. Don’t lock yourself into only one or two methods. Participating in these forums and local investor clubs will help keep you motivated. Avoid those negative people and keep making offers. You will succeed as an investor.
