Today I went to look at a property that I found on one of my lead sites that I subscribe to. the owner lives out of state and is very motivated to sell this property. Tenants just moved out and he wants to unload the burden.
After looking at the property I am going to offer $30,000 and if he takes it I will assign it to a buyer for 40,000. These are very small 2 bedroom bungalows.
Anyway, when I went to look at the property I noticed that the whole block(6 properties) were vacant. No kidding the WHOLE BLOCK! ( I now call this street bird dog heaven lol) I am going to research the owners of the vacant properties, contact them and make an offer. If any accept my offer I will package all the properties up into a "whole block" offer. Investors like whole block packages to buy and hold. It makes it easier to monitor your rentals and collect the rent if all of the properties are together. So when I found this block I hit the jackpot!

However many sellers accept my offer of lets say $30,000 per property (that's just an example. the property could need allot of work I have not seen them yet)
6 properties at $30,000 each is $180,000.
plus my fee of $7,000 per property equals a 6 property package for $222,000.
Each property can rent for $1,000 per month fixed up.That's a rental income of $6,000 per month.
I will make $42,000 if all 6 sellers accept my offer (this is rare) and I find a buyer.
The Investors will cash flow approximately $3,500 a month after paying the mortgages for all 6 properties at $222,000.
I will probably never find and entire block vacant again if I tried

That sounds like a great deal. I also was offered today from a motivated seller 4 houses(bungalows)for 45K. Two of them are rented out and the tenants are paying $450. The other two are vacant. They are also on the same block.
I am considering locking them up on contract tommorrow with a $100 earnest deposit and then try and wholesale the deal for $70K. I met both of the tenants and they did mention that the house needs some work. I am hearing the area and schools are in high demand.

Is it 45k for all 4 or 45k each? why do you use earnest money? just curious... Also, I would look at the properties before you lock them up. Then figure out what the ARV is for each. Use the formula that Dean gives us to figure out if the 45k is a good deal. remember Investors are looking for a 70/30 investment. so make sure the price you sell at is 30% below market after repairs.If not than you need to go in with a lower offer.

I find most of my properties by driving through neighborhoods in search of "ugly" houses. There is nothing better than the old school way of bird doggin! after all there are thousands of people sitting on their computers looking at the same properties that you are finding on line. You need to find the properties that no one else is finding. The "diamond in the ruff". that is how I get my leads.
However not every one has time to do that. So the lead systems work for them. The only thing that I suggest is monitor them every day and be the first one to call when a new one is posted (this goes for craigslist as well). Beat the other wholesalers to the punch. the best lead site that I have posted on my blog is http://www.ibuyhouseleads.com. It is worth the $49.00 a month.

Not a bad days work! I love what you are doing and your blogs. God Bless you and your family. I live NJ and would love to do some networking.
I have a property under contract out of state (CT). I live in NJ. I am looking to assign it to a cash buyer. It is out of a divorce situation and is currently under rehab. All materials (98%) are included with the deal. It's located in an area where homes run from 165k (condo's/single family home) to over $300k.
I have it under contract for $85k looking to see at $105k...leaving lots of room. How will the rehab affect the assignment fee? What other things should I consider?
I have people ask me why I spend so much time helping others with my blog and replying to questions that people post when I am not making money from it. I look at it this way, I was there at one time and the people here on Dean's site unselfishly helped me get where I am. I created the blog because I wanted to help those that did not know about Dean's blog. They had no where to get their questions answered.
I have recently felt led to get back on here and let others know that it can be done! Give hope and inspiration.

This post was supposed to be about bird dogging but it seemed to take a turn. Anyway thank you Sandra for your kind words. I don't think that anyone that lives in such a great country should accept poverty as a way of life. There are so many resources at our fingertips to build wealth, but sometimes it just takes a helping hand to guide us through and show us how.
Dean and all of the superstars on this site were those hands for me. They encouraged me, fed me knowledge and even corrected me when I was wrong about something. You're right, finding a whole block that's vacant is great for a birddogger. The fact that you've been successful at this while taking care of your family (7 children!) really encourages me that I can do the same. Thanks for posting and I will also be reading YOUR blog.

When you are birddoggin...do you loate a buyer first and get an agreement signed with them or do find properties and then try to find a buyer? I have a lot of vacant properties in my area, and some of them are just cosmetic. How do I get the info out there and get paid. How does this process work? At what point would you get paid and what stops the end buyer from going directly to the homeowner?
Is there title work that has to be done, taxes...etc. or is all of this on the end buyer?
How does everyone come together to make the deal happen?
