OfflineGood day all. I just recently purchased Deans "profit from real estate "right now" book and looking forward to finishing the book and learning from all of you. A little about myself: Retired Navy guy after 25 years of faithful service. I hung up my hat and now work as a government contractor in Virginia. Job is OK but really no long term security and so I thought at age 49 I really need to get going 
I thought being a real estate investor would be good for me so here I am. In any case I will be asking a lot of questions as time goes on and if any of you have set up office in the virginia beach, VA area let me know.

Thanks Joe. Virginia beach area and the whole tidewater area for that matter has not been hit too hard with housing market calapse (more issues coming I hear. The average 3 bedroom to 2 bath is about 238K. Need to do more research on how to capitalize on those prices. I guess it does not matter as long as there is equity to capture

As you indicated, the key is doing the research in your area and determining the current prices (fair market value) from recent sales in the past 3 to 6 months. Once you determine what homes are selling at, you can try to find homes that may have that hidden value or motivated sellers that want to sell their homes fast. People relocating, estate sales or people that have their home on the market for more than 90 days could also be a motivated seller. Also, bank owned, or short sales could be another opportunity.
