WEll Joe just wanted to touch basis with you Sir. I have finished the book and have a two realtors I now am in touch with 1 specilizes in short sales and the other is better at forclosures. My research tells me that the distressed homes here in VA are ramped. One one the realtors wife is also a real estate broker (positive) and I have now met a mortgage broker.
The strategy: your thoughts on this appreciated!
I sat down for a hour with one of my aggressive realtors our plan is to buy a short sale we are looking at utilizing a contract option (6 months) and not exercising that purchase option until I have a buyer to agree to purchase. Essentially close all in the same day with no money out of my pocket. Also, have a possible rental in the works using the same method and I can get 325.00 monthly positive cash flow after the mortgage is paid. A lot of opportunity in this area for short sales and foreclosures just somewhat timely and keeping strong relationships with the lenders, realtors, housing inpsector ect. Do you agree with the proccess?
