Hello Family,
I finally mad a call on a FSBO. We will meet tomarrow, It is a 2 story house with a flower shop on front half of 1st floor and what could be an apt on rear of 1st floor and a full 2nd floor apt. Now this lot has a green house attached to the buiding which takes up another buildable lot with water and sewer already in place. I am just so happy that I made the call feels like i'd been doing this forever. Just do it RIGHT! So, what should i do tomarrow when i look at the house should i go threw the list of things that need to be done should we talk about financince first? All HELP appreciated

Learning experience

So, Everything seems so confusing. like i said before there were 2 houses on this one property. Finnaly made an offer after alot of time invested, but will call it a learning experience. aking price 265,000 owner came down to 260,000 finally got my comps and apperantly the house was on the market 3 other times back in 1997 for 77,000 1999 for 99,000 in 2001 for 195,9000 all expired listing just can't justify the 260,00 in this market, so i offered 185,500 the houses need about 20,000 apiece fix-up so we will see what happens. but for now moving on to the next one.

Thats the way you have to look at things - whether they turn into a deal or not - they are learning experiences. So take a look at what you can learn to make your next moves more productive....run comps right away - research the history, etc. Knowing whether the numbers work from the start is the way to go. So congrats on all your action and keep on going to the next deal!
