i need help building a buyers list ASAP

hello dg world and friends.
i'm going to a real estate investor's club this week, and my intentions are to present my services and create a buyers list, i need some help on my presentation, i need to have a realistic approach, i know alot of you guys have all ready done this, i'm askin for your help and support.

Hope the event hasn't passed but here's a simple basic sampling of your presentation;

"Hi everyone my name is Akena and I am a future real estate mogul(a little laughter lightens up the mood).

I haven't been doing this very long but I would love the opportunity to work with anyone who is looking for someone to find them deals and gems no one else knows about.

I will be getting my hands on a few properties in Old Town & Orono shortly and if there are any potential buyers here now I would love to get your info so that we can stay in touch for them or future properties that come into my possession

Thank you for your time and I look forward to speaking with all of you at some point tonight"

BE CLEAR IN YOUR SPEECH AND DON'T SOUND NERVOUS OR SPEAK LIKE YOU'RE A SALESMAN. PEOPLE KNOW THIS IS ABOUT MAKING MONEY BUT NO ONCE LIKES TO FEEL LIKE THEY'RE BEING 'SOLD'. I HOPE YOU UNDERSTAND WHAT I MEAN.
