I have hard time to build solid buyers list. I tried different approaches like go to Foreclosures sale, tax lean sales, real estate meetings as well as putting ads all over internet( craigslist and others). Nothing work to get a core group of investors to start making money. I would appreciate any comments or suggestions.

I have found several people here on deans website that are interested in buying properties. So far I have found like 16 or more people that are willing to work with me but I haven't been working full time at this either.
Go thru the threads under "Whats New" look on the "Classified Ads" and look under "Whats Hot". start sending these people PM's and see what happens. I have had some good results in finding helpful people that want to see me succeed. I also find people that want to buy if I find properties for them.
The more you interact with people that have the same interest as you the more leads you will find. That has been the case for me.
A lot of times people will leave phone# for you to call, give them a call and see if you can get some deals going. I am right now signed up to work on Carol Stinson's Teamwork Program and there have been people that want me to find foreclosures for them or vacant houses.
It is not hard to find things to do to get started. I believe the more you work at this the deals will start flowing in.
Don't be afraid to google for "free classified ads" to sell some of the properties you have found.

I found I had the most success contacting property investment companies directly. Look at your online Yellow Pages for your town or city and search for 'real estate investment' and you should get their contact information. Another good resource is Virtual Deal Factory (www.virtualdealfactory.com/) which is kind of like Facebook for investors. Create a profile and let people know what you do and you'll have buyers coming to you in no time.

Get a property under contract in a good area at 50% to 65% of ARV after repairs, Advertise it and you will find buyers! Prove you have something to offer to investors/buyers and you will find it easy to build your buyers list.
This is my opinion. What good is it to have buyers with nothing to offer them?
Work on learning how to find and acquire properties that are truly killer deals.
