I wanted to drop by and welcome you to Deans board. We are all like one big family here. Feel free to ask questions from those of us who have done lots of deals. If one can't help there are others that will have an answer for you. Read all you can here on the forum and make sure you have Deans 2 books. The books are worth their weight in gold. They helped to to successfully close 21 cash deals as of now. Again welcome and I look forward to hearing about your first RE deal.

Helping a friend

Hey all DGers - I have just watched my first Edge dvd as part of the SFL package and am putting it out to the great forum here for some advice.

I recently told a work colleague about my budding Real Estate investment career and she mentioned she was thinking about opening a restaurant near the Hampton's in New York and if I came across any good deals for her to locate out there to send them through. I found a house in foreclosure at a great price and contacted the agent who has given me the lock box access code. I haven't spoken to my colleague about any type of bird dog fee and wanted peoples opinion if I should get something written up before giving her the lock box code. I realize it's early in the piece but has anybody had experience dealing with friends that required a contract of some sort?

Hi Pryor,

Apologies for the late response - things have been pretty hectic lately! To answer your question it was definitely worth it for me as it gave me great focus at a time when I needed it. It gave me the confidence and held me accountable for taking action which, for me, was a huge step in moving forward to achieve my goals. To stop procrastinating is priceless for me. The information and accessibility to coaches is a fast track to learning the world of RE. I had no idea there were so many different ways to succeed in RE. So I have to say yes - it's worth it. I must admit it was a HUGE expense for me but I adjusted my expenses in other areas to pay for it and am still learning everyday. Without it I'd probably be where I was a year ago and be procrastinating over my future. As the saying goes, "give a man a fish and he'll eat for a day, teach a man to fish and he'll eat for a lifetime."
