I know some people like the quick money in buy, fix and flip, but in my opinion, real wealth is in buy, fix and rent.

Jim, I agree. There is a natural progression, usually from single family to multi-family. Kind of like the game Monopoly. Remember that game, five green house equals one red hotel. : )
I just believe the ultimate goal in REI should be CASH FLOW.

Michael, I live about an hour South of Houston... Angleton, Lake Jackson area. I own one property right now, but looking for more in Lake Jackson because there is a lot of commercial development going on in that area.

Now that is funny. Never heard that one before, but I'll be sure to use it.
I agree as well, as RE investors we need to be able to handle both residual income and lump sums of cash from a sale.
However, my only point was; residual income is what we need to retire. Once our residual income meets and/or exceeds our expenses. Then we can do what we really love, be it: fishing, traveling, relaxing, spend more time with family, community work, charity or even if REI if it that's your passion.
Without CASH FLOW though, the money will eventually run out and we'll have to start the work process all over again.
