Hard Money List - FREE - still...

Many of you may have noticed a previous post in which I offered a hard money lender list of almost 447 lenders. 25 people responded wanting to help. However, for one reason or another most (21 people) were unable to complete their sections in a timely manner. Because of this I hired out the list to ensure it is completed. The list will be done in approximately two weeks.

I will still give the list to you for FREE (You can also purchase it if you want). Here is how:

1) You can give me a bank, that I do not have, that does No-seasoned refinances and refinances off of appraised value in your area. If you have this I will send you a series of questions (easy) that give details about them.

AND

2) You can give me two hard money / private lenders I do not have on my list. To do this just send me the first four letters of the lenders name / Business name and the area code and first three numbers of their phone number (for example 801-347-XXXX). If I do not have the lenders I will ask you to fill out the questions send the information to me then I will send you the entire list.

You may not have both. What do you have? I can work around this.

When you get the list you get all the updates as well.

Here are all of the questions that you will have. You will see that there is a lot of information to truly get an understanding of about any hard money lender that can handle your deals.

Is there address Correct?
Is web address correct?
Is there a better contact phone number?
What is their Interest Rate?
How many points do they charge?
Are they a Broker or Direct Lender?
Can we pay points when loan is paid off?
Will they do 2nd position loans?
Will they do 3rd position loans or higher?
What is their LTV (Loan to Value)?
Will they lend based upon the After Repair Value?
If a real estate purchase is completed below the LTV will they pay for fix up costs?
If a real estate purchase is completed below the LTV will they allow cash out?
Will they allow payments after completion of the loan? (In other words: If you bought a property, worked on it for 5 months, can you pay off the loan at the end of 5 months rather than month to month)
Would you negotiate the LTV, Interest, points, paying for rehab etc.. if a commitment letter for a no-seasoned refinance bank, showing we can refinance after repairs are completed, is presented to them?
If they are doing a 1st will they allow another lender create a 2nd?
Will they partner on deals, pay for the transaction, fix up, closing and split profits?
What is their minimum Loan?
What is their maximum loan amount?
What is their minimum length for a loan?
What is their maximum length for a loan?
Do they do Residential Hard Money?
Do they do Commercial Hard Money?
Will they finance properties purchased or to be purchased at auction?
If a property was brought to them today how long would it take them to fund the deal?
Do they offer a proof of funds (POF)?
Will they do Transactional Funding?
What costs or points do they charge for Transactional Funding?
Will they qualify the Property rather than the borrower?
If they qualify the Borrower: Do they require a credit check?
If they qualify the borrower: Do they require an income check?
Do they have a pre-payment penalty?
Can we broker loans to them?
If we broker to them how many points will they pay us?
If we broker loans to them will they give us a portion of the interest?
What states do they lend in?
Do they Lend Nationally?

If you fit this I will send you the list. And you are correct this will help you. There are hard money lenders that do national, partner, and focus on the value of the property.
