I'm a Canadian Investor, investing in Canada and the US. I have great credit and no problem getting funds in Canada to purchase my Canadian properties (currently have approx. 2M in real estate in Canada), but can't seem to get a financial institution to fund my US deals. Has anyone found a solution to this (other than private lenders at high interest rates)?

Yes, you can get financing here in the US for purchases. From what I understand, non-US citizens will be required to have a 40 - 50% down payment in order to qualify for a loan. I would recommend contacting a major bank such as Chase, Wells Fargo, Bank of America etc. They will be in a better position to handle the loan.
Another option is to clear out all of the equity in your Canadian investments and use it to purchase US investments with cash. It is possible that the return on the USA properties will exceed the additional loan costs for your Canadian investments.

Thanks for the response. I tried Chase and they can't do it because I'm Canadian. Equity in Canadian investments is how I'm currently funding my deals, but I'll get tapped out quickly having to finance 100% with my own cash/equity. Because I have to finance 100% of the deal, my ROI goes right down which results in better returns in Canada.

are you trying to purchase or re-finance your properties? From what I've seen, you can get a 70% loan if you can show your income...
