Joint Venture or Private Lender

Hi my name is Stephanie Cherry. I am fairly new in the real estate business. I have this property that I want to purchase as a fix and flip. And I am looking to do a joint venture with another partner or a private lender who will fund the property(purchase price only not rehabbing cost)and I will be willing to negotiate a percentage of the profits as an added bonus. If you are interested I will send you a copy of the project report.
