Realtor requires approval of loan BEFORE she can make offers???

I just spoke with some Realtors today. The one I spoke to the longest told me that she could only make an offer on a house if I was approved for a loan. So she said I would either have to get approved myself OR have a buyer lined up (with a loan) BEFORE we made any offers. Is this correct? I tried telling her that its possible to do it otherwise, since I see people everywhere doing it.

Please help!!

Move on to the next realtor!! If they do not want to help with arms wide open then dont waste your time with them and move on to the next!!

No it's not true....

All you need are Proof Of Funds from any reputable source such as hartwellventures.com, or coastal-funding.com. Unless of course it's you who actually want to buy the home for yourself. Otherwise use those two sources POF's for your cash backers. Tell that Realtor that you have cash buyers backing your transactions and if that's not good enough for him/her then find another realtor who's not so sedimentary in their ways.

Maximilionalpha is right all that you need is a proof of funds and you can obtain this through a transactional funding company. I use Legacy Real Estate Solutions, LLC. They service all 50 states. If you PM me I will give you there contact number.

I will present this idea to the Realtor I was talking to, and if shes not open to the idea or has no clue what I am talking about I will just move on.

This is great information because I ran into the same thing with a Realtor I've been talking to. They seemed open at first but in the end wasn't supportive and didn't think I could do what I said I could do. They said the buyers I was looking for don't exist!

Find a new Realtor! I went through 3 other agents before finding the Realtor I'm working with now. Their loss is someone else gain.
