I have done some researce on grants for small business and or housing. It appears that we could get grants for small business ventures such as ours. If this is posible that would give many of us the cash needed to buy the first house at a great deal and flip it or hold it for future income. If anyone has done this or has info on grants or perhaps a trusted web sight im sure many of us in the DG family would love to have it. Thank for your help and reading this. Have a great day!

YES, there is both State & Fed. GRANT and/or Loan Money out there. The Fed. money I believe is administered through State agencies. Grant money of course is FREE Money. Loans are just that, a LOAN however, some loans and under certain circumstances my be "forgiven." Some Forgiven loans under certain conditions over a period of time will evaporate, so you won't be required to pay it back.
There are invividuals and companies out there that will be more than glad to invite you to a FREE "presentation" where you will be provided with info and yet another invitation to attend perhaps a 2 or 3-day presentation that you will also be allowed to reattend again in the next year. If you choose to go down that route you will pay lots of money for very expensive 3-ring binders and you will spend the rest of your life reading and studying. The rest of their "opportunity" will be that you will be "hooked" where they will reel-you-in; by signing you up for a lifetime of Coaching/Mentoring programs.
Understand that should you be tempted to go this way, you will be deciding to stroll through a heavily loaded mine-field that is "enhanced" with rattle snakes (and other undesirable deadly creatures) and if that's not enough you better keep your eyes opened for the quicksand that is everywhere. I hope I've made my point here. You can get all this info for FREE when you find out how and where to locate it....FREE, @ the Library, on the Internet and at your town offices.
Now, for my suggestions; Dean has 4 books currently....get them, read them and then reread them! Dean also has an Academy and additional training/study materials available and they are all very good. When you make use of these products and then apply what you learn (Yes, TAKE ACTION!) you will be well on your road to success.
At this stage of your REI journey DO NOT WASTE YOUR TIME BY BEING "DISTRACTED" by all that "other" stuff that's out there including the Grant stuff. And, that's exactly what it will be for you, a DISTRACTION. Study & learn and then apply Dean's plan and you will be a success. Later on down the road you may want to look into Grant money and then it won't be a distraction that may derail you. I do hope you take this advice to heart.

How can you find out if a property is FHA approve. I've a seller that wants to relocate and he lives in a Codominium. If I could find a FHA buyer I could flip this property fast for a quick profit. I still have have not done a deal yet.

I have Dean books and have read them. I am also a member of the success accademy. That is why I asked thed question about grants is because I didn't know. Thanks again.
I did explore the free grant road. It is a bunch of bull in my opinion. all the leads are to companies that will help you file and write letters in the correct terminology so you have a chance on getting a grant supposedly. Of course this is all for a nice fee. I turned it down as it was over 1k and they wouldn't and couldn't gaurantee I would get the grant. I have yet to hear anyone say they were able to get one of these grants. maybe a politician.
