Locked up a deal using the proof of funds letter today! Under contract! Will use the funding when I double close 10/22/10. Put up $1000 earnest money.
Here are the numbers:
Paid $67,500. Wholesale to my buyer $77,500. Closing costs $1200 Transactional funding 2 points $1350. Profit $7440 for 4 hours work tops! I could not have done it with out POFs!!

ARV $132,000
Repairs $15000
My buyer is happy and will be back for more!!

If your are offering on REOs and short sales you MUST submit your offers with a POF letter and then if you wholesale flip them you must have the transactional funds! I use this stuff every day and could not do the wholesale side of my business without it!!

Please explain the value in paying Cam a $1000.00 deposit for transactional funding? I know it is for a website but why does someone have to pay a guy this when he is going to fund their deals anyway?

He has a website called onedaydough.com where someone can get the same things? I am not knocking what your doing, just asking for clarification? perhaps I am wrong.

All that stuff that is offered is free for 90 days, you don't have to keep it. The $1000 is a deposit that he refunds you the first time you use his funding. Just like they all say if he gives it out for free (which he does if you use his funding one time)with out the deposit no one will use it and just use his killer POF letters! Its the same reason the success academy charges and then refunds when you perform and get 5 deals. Its free if you go out and do it!!

If you are in the wholesale REO and short sale flipping business this stuff is a priceless tool. If you don't use it then you just spent $1000 for nothing.
