Help!!! Need to Find Funding for REOs?

Have a couple of REO properties under contract but investors has contacted me and are no longer lending money. I need to get money quickly to close the properties before the end of the year or I will lose out on these great deals. Don't have time to go through a typical lender. Any suggestions?

Private $$. Or double close with transactional funding to a rehabber. Network with area investors and find out if they are interested asap if you have them under contract. I search on our county's website by street to find out who owns property nearby, who might be interested.

You need private money, where they are providing money for your deals and not what could be called lending.

Those who provide money for your deals are private individuals who provide the money for a return on investment, meaning that they get back the principle they gave you plus a pre-negotiated or determined profit.

I have made it well known that I have not used Deans system as I started many years ago before I ever heard of him. I am here because I enjoy learning new things and helping when I can.

If you really want to use private lenders, here is a good place to look. You go to Google or Yahoo and in the search block you put in your state and then the words private lending or private lenders. For example, I live in Florida, so I would put Florida Private Lenders or Florida Private Lending. You will come across many sources of funds.

Another source is www.privatelendingdirectory.com. This could work as well for you.

Another source is www.raisemecapital.com. With this site, there is a fee involved, something like $145.00 a year or $245.00. While it is not cheap, it could help you locate private funders for your deals.

Now I have heard of a program called Private Money Blueprint. I think it is like $900.00 and while it is not cheap, it will teach you about private money and what you need to do to get it. They are at www.privatemoneyblueprint.com.

Now here is what I do. I have a huge buyers list that consists of contractors and others. Contractors buy properties, rehab them and resell them. They do this all the time. I do an average of 2 deals a month just to this class of buyer. I do alot more than that, but to contractors only, really about two on average.

They do this to keep their crews busy when work is slow. If you have good to great deals, already under contract, they will buy them from you, if they do buy homes.

Not all contractors buy properties, and some will only buy commercial, so you need to begin making contacts.
