OfflineI've located several properties that I could purchase for cheap but I have no money and my credit isn't very good. I've been looking at different grant websites and I'm wondering if these sites are ligitimate. Should I pay for this information. Is there a way I can find grant info for free. I don't want to pay for useless information.
I'm really excited to do my first deal. There are 3 or 4 properties right on my street that with a little rehab could be nice rental properties. I just need the money.
I am already acquainted with contractors, etc. so money is the only issue.
Can someone please point me in the right direction.

What do you plan on doing with these properties? Are you just trying to assign them? Birddog? Buy and hold? L/O? I haven't seen a bunch out here as far as grants, hopefully someone will be able to give you some insite. Good luck!

I want to purchase and use as rentals. I purchased Dean's book "Your Town Your Real Estate Profits" and he has some grant websites in there but they kind of take you around the world. It's kind of frustrating. his is all new to me and a little confusing but I'm willing to learn. I'm confused on how I can purchase a property with no money.

I'm going to go back through the book again! Maybe it will sink in this time. I want this badly and I don't give up.

If you are interested in purchasing and holding onto a property as a rental and if resources are tight I would consider doing a lease option and/or seller financing. These are both options that you can do with little or no money down and bad credit.
Something else I would consider is doing assinments of contract, double closings, and using hard money to flip properties to potential buyers. The techiques aren't that important at this moment the most important thing you could do now is build a list of cash buyers. Individuals that can close quickly on real estate investments. There are a lot of really good ways to find buyers. Let me suggest two. First go to a real estate investment club as soon as possible. Go to www.creonline.com unders resources and you should be able to find some resources there. This is a great place to find buyers. Second go to a foreclosure auction. This is a great place to find cash buyers. I hope this helps.
