I'm having difficulty finding a hard money lender. They are either not lending or don't respond unless you already have a contract...how do I put a property under contract without having a lender on board? Does anyone know a hard money lender in Kansas?

I've hear of one that is supposed to be good, that are www.dohardmoney.com. I have not used them but their pricing seems reasonable and they do offer rehab money.

Lost of options thanks Dg family for 411 on hard money lenders.
Has anyone used lending universe or do hard money.com? I would really like to hear of any successful deals with either of these two lenders.
