In our search we have found that we qualify for funding on the purchase of a certain duplex with a bank. Unfortunately we need 20% down on the purchase side.
We are looking for someone who would be willing to finance us for the 20% down. It would be approximately for $20,000.
We also qualify for no seasoning refi loan as well so it will be short term. Please let me know if you are interested and we can discuss things in further detail:)

have a self directed IRA? I can do an unsecured PML to you our of our IRA if its short term.
But, I'm really looking for another investor that has $25K sitting in a self directed IRA so we could each lend that same amount to each other in an unsecured loan. Give me a call!
Unfortunately we do not have an IRA. I wish but I belong to an REI club that has a bunch of investors who use those and they trade with each others IRA. If you want I can do a post for you on our board. See if one of them would want to hook up with you.

Do you have an old 401K that is still sitting there? Those can be converted to self directed IRAs.
The only thing one can't put in a self directed IRA are retirement funds from current 401K or 457K plans. A thought for everyone to keep in mind.
