Most affordable in 40 years....yet people are still not buying. Why?

We are moving our retail properties in less than 30 days here in Denver. We buy them right, fix them up to be way nicer than what most owner/occupants are looking at and sell them slightly (2%) under their appraisal. The houses we flip are not entry level first time home buyer stuff (we wholesale those). We buy and flip in up and coming "yuppie" areas.
Entry level here is $175,000 and below
We shoot for the $275,000 to $399,000 range.

I know that as bad as the economy is, there are plenty of people buying homes, at least around my neighborhood; and those who are able to get those low rates, and the low prices... good for them! and for the investors who are able to buy and sell those properties-even better!
