How Does a Newbie Present himself to an investor?

I am anxious to get started, like everyone else here. So, I have been lucky enough to find three real estate brokers willing to work with me, as well as a mortgage broker. I have my eyes on a couple of properties I'd like to get, so I put an ad on Craig's List searching for investors. I have received SEVERAL responses- now, I'm terrified! How can I possibly hope to persuade people to invest with me when I am clueless?! Any input would probably help ward off the heart attack I feel might be coming!

You are Good Enough

Like most new investors you are scared to speak with investors. That somehow you are suppose to present yourself to them as a professional and if you do not you are going to kill the opportunity.

Couple of helps:
1) Never say you are new.
2) Still, never say you are new.
3) You are there to question them and get their criteria - To build their business. What company in any arena would not like free initial help to build their business?

Here is my script that I use on the phone. This should give some help:
Hello, my name is [insert name].
I understand that you buy properties; is this correct?

Great, we buy properties, fix and resell them or rent them. Occasionally, we find homes that we cannot add to our portfolio right away and instead of losing the opportunity we wanted to see if you would be interested if we sent the information your way?

Where do they buy?
What do they buy?
How far below market to they buy to make it worth their while?
Can they purchase with cash?

This is an excellent question and I love the answer! I've been feeling wierd about calling/ speaking to investors myself and this script is great. I'll be printing this out to have in front of me when I call.

Get a clue
I say this in the point that if you expect people to take you serious and continue to deal with you, you have to know what you're talking about and seem and sound confident in what you say.

Trying to wing it or say cliche's will not work in the long run; if the agents and brokers are going to stay with you, they won't for long if they are not making money.

At the end of the day, it's all about "what's in it for me???"

So I strongly suggest if you have no idea what you are doing take your time and get settled because real estate is a small pond and agents and brokers talk about bad clients and investors to avoid.

Talking to Investors

Unless you have your own funds to invest, you will need to work with investors if you want to be in the wholesale real estate business. While it may be difficult for some to talk to investors, it is something you can learn. As other have said, they need you just as much as you need them, so if you look at your relationship as a collaboration of sorts, you'll do just fine.

I agree with the fellow above that you do need to get your basic knowledge of the real estate business so that you can talk intelligently with them. You don't need to know everything, but you do need to know the basics. The other Official Coach gave some good questions to ask your investors. There are certainly other things you need to know so that you have a good understanding of what they will purchase.

I've found that most investors are quite courteous. They realize that they need you to bring them good deals so they can make money. If they ask you a question you can't answer, it is better for you to say something like: "that's a good question. I don't know the answer, but I will find out the answer and get back to you by ____." Then you will need to get the answer and get back to them within your promised time. If you are working with an Official Coach, you could then call in and discuss the question with them.

All of experienced wholesalers had to make our first call. I'm guessing that we were all apprehensive as well, but we got through it. You could do some role playing with someone you respect and get ideas on how to talk to your investors.

Don't straddle the fence, when you should stand strong, believe in yourself, and then you can go for the touchdown or reach for the stars! It's pretty much all in your attitude, how you feel about yourself as an investor, and what you can bring to the table. It's not easy, but it's worth it! Laughing out loud
