Who do I call?

I don't see any numbers to call in the foreclosure listings, I wanna try to wholesale these properties to investors, I've read a lot on this website about wholesaling and bird dogging but I'm still a bit confused as to the whole process, I have all of this great information from this website and the foreclosure alert website but I am a bit lost as to where to start, I've been looking at a bunch of listings in my county but I still don't know where to start once I find properties I'm interested in selling to an investor

My first question would be who would I call to negotiate a price with? The listed borrower? Or someone else? Any help would be deeply appreciated

Most lenders use certain

Most lenders use certain Agents in a area to handle their reo properties. You can find lender information in the legal notices in your local paper(Trustee sales and Notices of Default). Contact them and they will probably direct you to the agent they use. You can also check local listings and MLS and you will see a pattern of the agents in your area handling foreclosures.


Who To Call?

It depends on what stage the foreclosure is in. If it is a preforeclosure you would be working with the seller. At this stage the lender has filed a notice of default or lis pendens depending on your state but has no control of the property. If it is an REO(Real Estate Owned)the lender was the high bidder at the auction and now owns the property. REOs are typically listed with real estate agents. Any agent having access to MLS should be able to provide you with information regarding sale of property.

Preforeclosure

If your list is a preforeclosure list you have several options when contacting homeowners. You can try to give them a call. Some will not have phone numbers or be otherwise screening their calls. You can actually go to the door. Let them know you are an investor interested in purchasing properties in the area and you are out there making offers to homeowners. If nothing else it will give them a good feel for their homes value on the mkt today. Lastly you can send them a letter. Be sure to follow the letter up with a postcard or two. The letter may end up in the trash.
