Hello everyone,

We are a Canadian couple on the East Coast just starting out on this great DG adventure. We are still 'babies', we have not done any deals yet but I own a rental property prior to embarking on Dean's Inner circle.

We are still a bit apprehensive on getting our feet wet but, we will certainly persist in the New Year.
Last week, we put out bandit signs. It was so windy that all of our signs except one, were either blown away of broken in two. We will have to restart the process in the NY as we are now excitedly preparing to go to Cozumel for a week's vacation. Then it will be family, friends and CHRISTMAS time!

Getting over my fear

Hi to the DG family,
Just got back from the Buying Summit in Vegas and it was incredible.Thank you Dean, Sean,Ryan,Kory,Bud , and to your amazing staff for your encouragement and more importantly for me,the positive energy that you show.I know that I can do this now and have invested in my future by becoming part of "our DG family ."I got a start by getting my first tax liens at the Buying Event and am now going to work on getting my first deal done here in the Bay Area.Thanks again Dean and to everybody in "our" family.

Real estate agent troubles

A few months ago (prior to DG), I was looking for rental properties and signed a contract with a Keller Williams realtor that I would do all my deals with her for a year.
Now that I am into DG investing--what if she does not share my vision. Can i work with someone else??
I know now that I should not have signed that contract. Live and learn.
Do i have any options???
What can happen if I break that contract??

contract

I am not sure how the contract is worded, but I think you can go to her and ammend what it says. Maybe you want to put into the contract that any property she introduces to you stays with her. This gives you the opportunity to work with other agents that may cover other areas. I hope this helps.

Thank you, I aggree with you , we have to turn this business into a passion and it seems we are not there yet.

Here, today is not a good day in the RE world, besides trying to work the business after 5 months and nothing is happening, I will persevere and so will my partner, my fears are getting in the way, so many bills to pay. Here is what is happening now:

I took in a new family into my lovely home in January, they came to us coughing as they lived in an uncle's house that is full od molds. A couple, 2 teens and another uncle. I gave them 1/2 month's rent free in January, a bottle of wine to welcome them and a 32in flat screen tv for signing up for a year. Their 1st rent payment which I agreed they could pay pay, 1/2 on the first and 1/2 on the 15th, was late five days, off to a bad start. That first cheque which was half the rent bounced, it arrived in the mail yesterday. This is their 2nd notice of being late plus no payment but $250 towards DD. That is all the money I received from them and she does not answer my calls, hangs up on me, etc, it's a night mare that I never experienced in the 8 years I have been a landlady. On their 3rd late and/or NSF cheque, the notice will tell them to move.

This issue has me upside down, I have never had to evict a whole family before and in the winter time, roomers yes, my house was a rooming house when I lived in it. I know, this will pass, I had to right it down in order to get a better perspective on it and to calm myself down. Thank you, next time I will have a HAPPY story! Smiling B Laura

I believe you would have to prove that they are not doing their job.

What exactly are their expectations??? And what exactly are yours???

If I bring you properties and you fail to close on them, who is to blame??? Most likely you.

I would find out everything before you try and go around them; not sure where you live, but if it gets out and you are still legally committed, your fee as well as the agents commission could be in jepoardy.

Get the facts before you do wrong.
