3 WHOLESALE DEALS SINCE 1-1-13. Total 21,000

Hi Everyone,
Haven't been on for a while,but I still watch Dean every Monday for wisdom.

1st Deal was right after Chirstmas and it was an estate sale 4plex. Under contract for 75k and assigned it over for 80k. Rents in the area are 850. It needed a full rehab at lease 25k a unit.

2nd deal was a duplex that was fully rented and needed no work.Seller was an older gentleman and was looking to get out of the rental business.His realtor had it listed for 6 months and didn't market it right. It was worth 140k AS-IS and I got it under contract for 75k and assigned it over for 80k also.

3rd deal and this is the 2nd most I've ever made on a deal. Estate sale also and the ARV is 180k+. I got it under contract for 80k with back and fourth negotiations.
Its needs about 30k in rehab and I assigned it in 1 hour for 91k. This one is set to close on 4-25-13
I've been doing great with estate sales!

Now the estate sales are from the MLS using my realtor to put in the 25-1 strategy. Also this is part-time for me since me and my girlfriend bought a house on the lake here in Minnesota on a lease option the beginning of December.The area comps are 250k for remodeled homes.We put $3500 down and payments of 1500 and $400 going towards purchase price for 3 years. Purchase price is 175k and we have been working on it because we plan on living here for 10 years and then sell it which hopefully it doubles by then. Our property needs about 25k in repairs which we are doing ourselves.

I love this business.

P.S also the $3500 go towards the purchase price aslo.
