I think?...i lost track a day or so ago...but lets see...Need to try to get ahold of these buyers again and read some more of deans latest book!...Go from there?

Went out scouting places for bandit signs and found a couple good prospects!...also found a few leads onto sellers as well!...Still need to contact buyers...UGH!

Still cant get ahold of them!...UGH!...

Dont know what else i can do right now but other than read Deans book some more for i think i may have injured myself for going out scouting locations for bandit signs...cant hardly move my ankle last nigh for some reason?...and its still throbbing today!...

Try to contact these people and thats probably just going to be it for the day with my ankle/leg/foot like the way it is now!

They ARE Cash Buyers!

Then go get them DEALS and get paid.

went through CL and got it running right again...found 3 or so people there that are needing a bit of help...so sent them an buyers criteria form and waiting on reply from them...also found another investor so checking out what his buyers want...may read some more of deans book here in a bit to...

After the last couple days out walking streets i need to take a couple days rest and sit down and get my legs to where they will move again....so stiff and sore its not funny

Got CL ads up and running!...Waiting on a perspective buyer to buy a deal im in the works on...That buyer is just trying to figure out new windows 8!...LOL...then the buyer will come on here through the IE site and sell it so we can move onto another!...YEEHAW!...Still need to phone call a few people to....dratz!

Still nothing so ill give them the weekend to get ahold of me ...nothing yet from CL ads...Wont be able to do anything REI wise tomorrow ...got some volunteer work to do with another group i am with...just got a message from someone on facebook thats looking in Adrian Michigan so if anyone has anything dont hesitate to drop me a pm!...

Well i said there would be no REI stuff that i could do today for being involved in some Volunteer work but...GUESS WHAT?...I have a lead on at least one property with knowledge about number two but i couldnt write down the addy on number two quick enough before we were gone....lol

But did find out that my partner whom happens to be an IE member has a buyer with cash to buy this deal another partner brought to me and the buyer is a member of the DG family to....How freakin' cool is that!?...

Basically waiting on buyer to get back with me and move forward in the paperwork process for this deal!...LOL

Might later look up that possible lead?...

Just waiting on emails to get sent back to me so i can move forward in working on this deal thats in the works as of now....had something that needed done this morning so couldnt do anything this morning...i think thats all i can do right now?...i could try to read deans book some more and "Hope" it dont cause everything on the screen to get SMALLER?....

I finished reading the book of deans...YEEHAW! (Now i dont have to deal with anymore SMALL text/screen buttons,etc...)

I got the Cash sales list from an agent (more like her daughter i had to teach her a bit how to do it for the agent is actually last i heard in the hospital...God Bless)...

Im still trying to contact the one for the one is a register'd Nursing Practicioner...God my spelling stinks!...lol

Got to try to get ahold of the other buyer that i found...

Got a couple leads i got to call about to...

Need to get a business card designed up a bit...(Maybe someone has knowledge they can share of what works and what doesnt work?)

i think i got a flyer done up already...got to find it and print it off...

Close on the one deal so i can get bandit sign material paid for!

Got my first deal in the works!...Just trying to figure out who needs to sign what and sign where and all that as well as wait on actual buyer to get back with us!...after profit splitting and all finalized i stand to make roughly (rough figuring...probably not exact) $36,000 on a wholesale!...Now just wait for the buyer to get back with a POF and the NCND signed and we can move forward! which wont be till tomorrow for the buyers rep in this is going to be in meetings all day today so...also note that there is another similar deal in the works for number 2 as well for the buyer is going to buy more from us with the same kind of deals that will be brought to the table in a day or so soon as the asset manager gets things finalized!

THINGS I STILL NEED TO DO:

Contact the two buyers i know of for local stuff!
Work on business cards
Get update cash sales list
Contact about a couple leads
Flyers

UHHHH???...I bet more things i need to do will come to me...just a matter of time!

Partner keeps telling me that by the end of the week we should have first checks in hand?...With the way its going so far i kind of doubt that!...URGGGG!!!

Ok...I think i got this NCND thing figured out!...waiting on buyer to get back and we can move forward...going on after 11 pm eastern time here...so tomorrow i dont know what i can do being the CMN trail ride is tomorrow that im with some people...really have no idea if i am going or not yet...will wait on that...

I think thats about all i can do at this time?...

The first check i will make sure to become an IE member and i have a weird feeling that Dean is going to offer a full platnium membership again at sign up or so on...maybe in a year or two i can get a red eye out to meet Dean and attend his "Thing"...<- I cant think of what he calls it especially at 11 pm eastern time here...LOLOLOL

I guess ill figure the rest out tomorrow...oh someone can help me think of what his "Not so little" event there in Arizona every year that would be great?...LOL

Work on some designs for a business card tomorrow!..What have you guys found that works and dont work?...I know i got to have my contact on it and business name and etc...

@Dgadmin!...There was someone that hit me up in a pm asking me if i can email them a copy of the 30 Days 2 RE cash...But im wondering if you guys are alright with it or not?...I would like the admin's thoughts before i do though please.

Buyer is not to sure about this deal for the buyer is an IE member here and they say they dont want to put up the "Financial Risk" for something they know nothing about yet (Meaning they havent seen product)...Now the thing is i just need them to put the money into escrow and get the NCND signed and returned so i can get the asset manager at a bank to release the info and to know our intentions....
Now the buyer says that they dont like to have "Financial Risk"!...Even though putting money into escrow is no risk...there is an option of walking out...
and they dont like "Daisy Chains" but I dont see where they see one being its..

The asset manager and the agent whom is in direct contact with and then there is me and my partner whom im in direct contact with the agent....Then there is our buyer for whom my partner brought in to make the deal happen...That doesnt sound like a Daisy Chain does it?...

And to add to it the asset manager is getting more deals ready for our buyer!...There is no "Financial Risk" or "Daisy Chaining" involved...???

Congrats on starting your journal! BTW, I doubt dgadmin will respond to your post (it is just so busy on here), but please encourage your friend to buy Dean's book. Whatever they can do to save $5 a week and make it happen soon. It's just a book and so many here have sacrificed for it, and if their life isn't worth the $20 you have to pay for a book, then I don't know what is! They could offer to help someone for an afternoon and make $20 and go buy Dean's book. If they want it badly enough, they will work a little for it. And it will make them more tied to it and grateful for the material they earned. Dean deserves those royalties.

So....onto you....what an awesome start!

Don't wait on your buyer! Make sure you have the details ironed out and that you are presenting them well.

Don't wait on your two buyers in town to call you back. If you are ONLY pulling TWO cash buyers, I'm concerned about the size of your town. You need to open up your territory until you can pull a lengthy list, even if that means going outside your "regular one-stop-light area" because I can't imagine if you are only pulling TWO cash buyers, then truly, you are not working in a big enough area.

Call a couple more agents and see if they can get you a list of cash buyers in a few zip codes.

If you are waiting for buyers, then you don't have enough of them, so search your Craigslist and call any "We Buy Houses" people. Call For Rent ads, and find landlords who may want to pick up other properties (AND maybe they are cash buyers!!!)

If you don't have any "For Rent" ads in your town, then work in a bigger size area (this two cash buyer deal is really throwing me off!!!)....there are more cash buyers out there....i promise!!!!

As far as this buyer goes....We have already begun to market to the other three perspective buyers for this deal for we think (Even though he was an IE member) we believe with the actions he was acting and all that he was trying to get around us and we wont put up with it....He was saying our NCND had issues even though it was perfectly fine...so we just emailed a few minutes ago to the other three that are knocking at the door wanting this deal...while i wait on them im going to reply to the CL ad that i replied to and see what is up with him...tomorrow ill try to swing by the Agents office that can get me that in a matter of 5 seconds?...MMMM?

Ok got emails out to perspective sellers/buyers ...just waiting on them...about 930 pm here eastern time...found me another excuse for an Goal...and also found some words to live by....I wonder how many have heard the words before or seen them before?...Come on Lets hear it!

Well went by the Agents office and 2 things came out of that!

1. They cant give me that cash sales list anymore for the fear of not wanting to loose there license

2. They said that in order to buy and sell i have to have a license that i cant do it individually which i find kind of funny here in ohio!...

Anyone else hear that before?

and the only other office in town is C21 and they already told me they cant do it!...Is there someone with a license that can just forward me that info in my area please ? (45750 area code)

Im just getting into a slump right now where not much matters...other than this business...but when no one gets back with ya and the agent whom was giving you the cash sales list cant anymore....and tells ya that you got to have a realtors license just to buy and sell ??...IDK!

28- Trying to get back with sellers and buyers but no one is responding!...WTH!

Got a seller lead coming in!...Got bulk reo leads coming in...Have perspective buyers...just going over some notes right now trying to see if there is a "Better Way" of doing some of the things to where it might make it easier or more efficient!..Lets see what happens EH?

I dont know what or if i can do anything tomorrow for ill probably more than likely be in a hospital most of the day...I hope my brother doesnt have what i think it is?...Gotta go clear to Athens tomorrow possibly?...Dont know yet?
